Dissapointed with the staircase, the plans have handrails/wall looking completely different but the height of the gyprock wall is 1040mm and the plans from the subcontractor must have had the height at 700mm but as you can see what the delivered product is vs the plan well its not right... (Vic ash vertical slats will go up once staircase has been painted) . The garage door has been a sore point for us, as initially because we had a custom fascade we had to have new plans drawn. So initially at tender stage plans werent done, then once we paid and plans were drawn they'd drawn plans with two single garage doors. Once again we had to raise this with them, Rawson wanted $ to change plans and cover costs for double door I put my foot down and they agreed to cover the costs. Now we have an issue where they've installed the wrong door. Some gorgeous tiles going on here! I love looking at everyone's "mood boards" to see their selections of colours and textures. Really brings the build to "life". Garage door is paining me too. How much do you want to stamp your foot? Can they fill those inlays with anything, and repaint? We were happy with the standard range tiles, it would have been easy to spend $ on upgraded tiles but we just stuck with standard for 95% of them (I had read on other rawson build blogs they found the standard range to be limiting and they had to upgrade a lot of their tiles) Regarding the garage door, we have a signed variation where we changed from grange to nullarbor (grange is inlay type as in pic above and nullarbor flat large panel type) so Rawson dont really have a leg to stand on, just have to keep waving that at them until they replace it. TBH Rawson have been great at rectifying errors & mistakes so far, and that's exactly what you want as at the end of the day all builders make mistakes unfortunately.. (still frustrating nevertheless!) We are at admin stage atm and trying to do my research on multiple things. I have a question since I saw that you got downlight provisions. With the downlight provisions, does this include the plug base and hole cut-out? Meaning will you just be buying downlights that you want and can possible install them yourself? Also, if this is the case, does it mean you can have provisions to ground floor as well? Thanks in advance, I was gonna ask about your strip lighting underneath overhead cupboards but I reread your first post and found the price. So thanks for that! Overall, very happy with the house. Still a couple of minor issues with the painting, the range hood turns on by itself, one of the soft close toilet seats doesn’t soft close, little things like that. Biggest issue, and I don’t know if it is a ‘just how it is’ thing but, if you are having a shower and someone turns on another water source, you loose a bit of pressure, and if the other person has a hot shower your water gets colder. I just didn’t thing a brand new house would have issues like that. To fill the kids bath fully would take about an hour as the flow/pressure is really poor. 🍺 I see they still can stuff up a plan with the best of them. 🙈😁 Re: Rawson Balmoral 38 MK1 - Newcastle NSW 92Mar 03, 2020 7:28 am Hmm yeah some painting we'd had done so far is so so... That sounds very annoting regarding the water pressure.. being all done and a two storey home I doubt there's much that can be done, they're obviously sharing the same water line hence pressure drop? Haha yup, with our garage door we had a signed variation, but it seems someone in admin forgot to 'process it'. Also our garage door is still there they've just left it up, its with HQ atm getting sorted out apparently according to our SS but time is running out.... You save a lot of $ (by memory it was $140-150 per D/L think we had 54 in total in our home) and what rawson charge for a D/L provision is still bloody expensive but yeh... The electrician’s costs per fitting roughly are; quality SAL downlight $10, Clipsal quick connect socket $1.50, apprentice labour $7.00. At consumer pricing of $140 per installation that’s some very profitable 90mm holes in the gyprock! Hey Just thought I'd update you, we're having electrical done this week the electrician called asking what size downlight we're going to put in as he needed to know the cutout size. So basically they cut out the holes leave cabling hanging down, so after handover you can use a quick connect socket then plug in the downlights. Yeah that's what I was told to expect by the sales admin, probably a case by case basis and depending on what sparky you get? (TBH what we were told at admin stage and what reality is generally completely different though!) The guy we had was a top bloke really helpful friendly and easy going. I was very appreciative of his work and he was even calling to check things and surprisingly sent me pics once he'd completed! Outstanding service from the electrical contractors!
