Browse Forums Building A New House Re: Rawson Balmoral 38 MK1 - Newcastle NSW 22Aug 28, 2019 9:55 am luxbuild The weather looks like it's been kind to you.. I bet the tradies are hoping for some rain to have a break! Handy having an empty block next to you. Looking great in the photos. Haha since my in laws live around the corner they drive past twice a day to check progress, it seems most weeks they'd work on it for 4 days a week (some days no-one then for whatever reason) Yes we've had minimal rain in the past few months, and alas Thurs-Fri this week we have showers predicted (albeit we do need the rain) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The empty block beside us has been a godsend TBH, they've used it to store our frame on, access to get pallets of bricks etc in and since the boundary is quite tight our security fence is encroaching on their block somewhat. I do hope that they start building soon though, as I'd hate to be living in our new house then they start (having to put up with the noise, dust, and eye sore of a building site.. Our neighbour on the other side was fortunate also, they used our block for the same thing, and were a few months ahead of us as it went in for council approval in earlier then us. We had our roof trusses put up yesterday, starting to look like a house now somewhat! So hopefully by the end of this week the roofing will be done and possibly most of the brickwork! Do you have Grant? He's had every build in the street so far, seems to get things done but don't expect to get any updates from him unless you chase him up yourself but talking to some other owners they say Grant is great (we'd prefer that than someone who updates you constantly but doesn't deliver upon the word and has constant delays) Good luck with your build! Re: Rawson Balmoral 38 MK1 - Newcastle NSW 27Sep 16, 2019 10:06 am Week 16 We've had a bit more of the brickwork completed, I'm guessing another week and the brickwork will be completed. I think the walk in robe was the one thing that really stood out walking through how large it is in person! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ But otherwise it's as expected, we'd preferred the Balmoral 38 over the 34 due to the larger ensuite/WIR and downstairs family area. The larger areas in the 38 over the 34 gave it a sense of luxury in our view. Haha no not quite.. I guess red is for normal water based on where it goes to and I'd guess black is for RWT supply Re: Rawson Balmoral 38 MK1 - Newcastle NSW 30Sep 19, 2019 12:22 pm It is bricked all on the top floor? or some cladding there (ours is a mix so I'm assuming yours might be too....) Re: Rawson Balmoral 38 MK1 - Newcastle NSW 32Sep 20, 2019 4:55 pm I see. It's quite exciting watching the build isn't it?! We slabbed at the beginning of May and just had the top floor scaffolding removed with bottom room probably being done today. This has made a huge difference- when you can see the house. It was quite thrilling to show the kids the pictures from the SS. I really like your roof, it's quite attractive. My wife drives past most days to check whats going on, and I pop by on the weekends Yeah you're right once the scaffolding comes down and the fascade is exposed its looks really good, hopefully we'll be at that stage in a few weeks time. We're happy that we stuck it out and went for a custom fascade as my wife really liked sloping roof designs and it will definately be unique (we have 2 other balmoral build son our street both 2 doors down from us in either direction. Re: Rawson Balmoral 38 MK1 - Newcastle NSW 34Sep 23, 2019 10:04 am Week 17: Not much had happened this week as we had 3 days of rain, and on the 4th day our SS indicated the boys would need a day for it to dry out to get back into the brickwork. So I guess we only had a days work done? Our SS stated some of the scaffolding will come down shortly and they'll start work on the fascade cladding Some more brickwork completed on ground floor: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Some more plumbing done for 1st floor waste Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ One thing we contacted our site supervisor on was the number of solar panels they'd installed. On the plans we had 20 panels subtotalling 5.6kw, but they'd installed 19 panels and it looked rather odd (We thought perhaps they broke one on install) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Plan: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ It turned out that we were supposed to have 20 x 280W bradford canadian solar panels installed, they've utilised the newest panels and have installed 19 x 300W bradford candian solar panels. Re: Rawson Balmoral 38 MK1 - Newcastle NSW 36Sep 24, 2019 1:41 pm Yeah i did wonder about that, if I'd had known prior it would have been nice to pay the extra panel, but unsure how the wiring, inverter etc side of things if it can handle 6.0kw? Just have to put up with it I guess, wont be so noticeable I guess once our neighbour builds their 2 storey home beside us I guess! We’ve recently designed & spec’d our own ‘10kw’ system. We have around 12.5kw of panels and Fronius 3-phase 10kw inverter. Assuming you have a 5kw inverter, with 2 input ports? You should be fine to add another 300kw panel. That ratio is still well under the 6.6kw max. Panel capacity for a 5kw inverter that Fed Govt. state is eligible for their rebate system. The inverter clips anyhow if your panels are achieving better than 5kw overall...but unlikely they actually will in reality. As the panels are linked together in a ‘series’ you should only have to add a small bracket section and it should plug ok.....as long as you use the same exact panel brand/model/capacity etc. [EDIT]...what is really 'tight-arse' about this though is the extra panel is probably only saving about $100 or so, as the STC rebates are based on panel capacity.....so you remove one panel and you also lose a few STCs rebates (values at around $40 each). So adding panels to an existing installation is not very expensive. I know because we had to remove 2 x panels due to another issue on our own system and it saved us just a few hundred dollars overall. --------------------------------------------------------------------- Check our Homeone build blog here Re: Rawson Balmoral 38 MK1 - Newcastle NSW 38Oct 01, 2019 10:25 am darb74 ourrawsonbalmoral38 Yeah i did wonder about that, if I'd had known prior it would have been nice to pay the extra panel, but unsure how the wiring, inverter etc side of things if it can handle 6.0kw?! I may send our solar supplier an email and see if it can be arranged to 'buy' another panel. I guess we'd pay through the nose to get them back out though to install one panel... (if we'd had known prior I definately would have paid the extra for a 20th panel) I do know Rawson's don't allow any changes so technically whilst the qty has been changed the output would be changed? Dunno bit of a tricky one TBH? Re: Rawson Balmoral 38 MK1 - Newcastle NSW 39Oct 01, 2019 10:44 am Week 18: not much happened last week just more brickwork. We received an email from our SS (quite rare to get an update, we find out purely by going to have a squiz ourselves) that brickwork will be completed and next week they'll start on cladding, followed by render then painting. Was keen to check out the completed brickwork, so I went to take a look on the weekend. Hopefully our SS delivers upon his word, unfortunately it's happened but alas the true definition of a company's service is how they respond to issues once they've been identified, and at this stage Rawson and our SS have been really good! (nevertheless still frustrating the bricklayer wouldn't have stopped work put his hand up that there was an issue!) Re: Rawson Balmoral 38 MK1 - Newcastle NSW 40Oct 01, 2019 2:26 pm That section isn't stepped down or anything is it? I guess they put more mortar per course in there? I see they will fix it, so thats good. Do you know what happens to the termite barrier when they lay the bricks? Is it meant to poke out between the slab and first course of bricks?
