I am wondering if anyone could help me interpret my soil test? I have been provided 16k(Fairhaven) , 25k (Henley) for fixed site cost. My preferred builder is quoting me 35k site costs and they are not able to fix without doing soil test.
I am trying to understand why a builder is asking 35k for my site cost. They say it's because I may need retaining wall but I am sure when I looked at my land, there's already a retaining wall on the area adjacent to the secondary street (i have a corner block) so I am just trying to understand why this builder is asking for 35k

It appears you are getting conflicting information from a number of salespeople/ builders.
I suggest you arm yourself with all relevant information (ie , your own rough Floor plan, Contour survey, geotech report, preliminary engineering footing details, then use 3D Bim to determine areas, quantities, rates, cost are on the internet.
The data/costs puts you in a better position to negotiate fairly, Of course if the builder's not interested, take your plans and data and find another
