I have also been going crazy over plans...especially as the blocks are only 26m in length...it limits choices...My block has a fall of 1.7 m so i am now getting quotes on site costs to start with.. just an estimate as we wont know the finished levels until subdivision is complete.it is stressing !!! Re: Plenty Valley Views -Doreen,Vic 26Aug 20, 2019 10:50 pm Dvii...They won't let you extend the house over a metre as it is the council regulation that states that you have to have the 3 metre set back....Since you have the 18m frontage.. you will want to use that width..only problem is finding builders with the right plan... Hello Venusmarz!!we found some builders that are willing to build on our block, we have the same amount of fall. Hotondo, orbit, aston and nostra. Hontondo thinks that a split level design suits best for our block. Aston and nostra modifies their floor plan to suit the block. At least there are more options now. That’s true. We were told that our block is quite unique😅 Re: Plenty Valley Views -Doreen,Vic 30Aug 21, 2019 10:02 pm DVii Venusmarz Hi Dvii We have paid a deposit on Lot 89..so I guess we will be neighbours. I had a nightmare build with them many many years ago....Nostra homes looks nice.. i haven't been to a display yet...Metricon called back and said that site costs could be between $25 - $30K..on the fall...but again we need the final engineers plans... ouch I will have a look at the others...there was also talk of retaining walls and now i'm stressing too Re: Plenty Valley Views -Doreen,Vic 31Aug 21, 2019 10:23 pm Venusmarz DVii Venusmarz Hi Dvii We have paid a deposit on Lot 89..so I guess we will be neighbours. I’m naive with this things, it’s our first time to build a house, and the building process here is different from where I came from. Please enlighten me😅 Re: Plenty Valley Views -Doreen,Vic 32Aug 21, 2019 10:36 pm BTW my name is Marz (Marzia)... Site costs are the hidden ones that you dont expect to mount up...so if a builder start a build quote at $200... you could have another $20-$30K for leveling out the land to build the house on... We will check with Greg developer tomorrow if we get a report with the final levels as he did say to us that it could be better than it currently shows on the plan... I hope so!!! Thanks for the heads up with the other builders. I will have a look. Are you looking to build straight away once settlement goes through? Re: Plenty Valley Views -Doreen,Vic 33Aug 22, 2019 4:48 am Speak to bentley homes or simmonds both would build on blocks. I have a 3m fall across the block front left to rear right. Somehow i dont think it would change from the current engineering design although greg told us the same, the fall was actually more then the engineering design by .2m Re: Plenty Valley Views -Doreen,Vic 34Aug 22, 2019 4:50 am one good thing about this area would be every home would be slightly different which would be great . Also we did approach custom builders who specialized on sloped land their minimum to build would be minimum $20,000 per square with a 20Square minimum Re: Plenty Valley Views -Doreen,Vic 35Aug 22, 2019 6:26 am Venusmarz BTW my name is Marz (Marzia)... They were amazing. Thorough reports… 2 4504 |
