Browse Forums Building A New House 1 Aug 25, 2020 5:45 pm Seen a lot of good advice re floor plans and house orientation around here so figured why not, and am sharing ours. Feel free to throw any criticisms or suggestions to our draft plan so far. Due to the shape of our block, one of the requirements we have is the garage needs to be on the left and the outdoor area on the right (or rear). I would suggest doing separate wash closets/toilet if you can, they add more resale value and idk just a good sense of privacy. Thanks. The size of the master is actually a small point of concern for us at the moment. Kind of worried it might feel too big. Make the theater bigger or move the kitchen wall down a bit make the family/living bigger and squish the master a bit. Then you use your west facing living are wall to place your TV on it. Bedrooms are all south facing, so will be always quite dark and cold (and not much you can do about this, though). You would need to decide how and where you are planning to position bed in the master bedroom as you seem to have too many windows over there including east facing ones. Just my 2 cents. Cheers for the input. Not sure about getting rid of the west facing stacker doors to the alfresco. That would be a sacrifice to the indoor/outdoor feeling we are hoping to acheive. The two windows on the north side in the living area we increased from 1809 to 1812. As for the windows in the master. The north facing window there is a 0624 window so the bed will go underneath this. Personal preference. You could always use the room space to make other rooms bigger. Make the theater bigger or move the kitchen wall down a bit make the family/living bigger and squish the master a bit. Up to you Yeah I did think about that but the size of the master in that direction (4.3m) isn't too bad. It's the 5.5 that we are questioning. Minimum setbacks for the estate we're building in will be 4.5 front, 0.9 sides and 3.0 back. We are pretty close to our maximum size we would want to go now i think (around 300sqm) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Follow my build here: https://www.instagram.com/ivy5custom Re: Floorplan feedback 11Aug 26, 2020 11:18 pm is this your own plan or one offered by a builder? from a quick estimate the plan is about 290sqm but there is some wasted space in the big hall between the theater and garage and the kitchen needs to be bigger and more space for the wiw and ens could come off the oversized master bedroom..will attempt some variations for you asap Re: Floorplan feedback 12Aug 26, 2020 11:20 pm oklouise is this your own plan or one offered by a builder? from a quick estimate the plan is about 290sqm but there is some wasted space in the big hall between the theater and garage and the kitchen needs to be bigger and more space for the wiw and ens could come off the oversized master bedroom..will attempt some variations for you asap Thanks!!
