Browse Forums Building A New House 1 Mar 22, 2019 8:40 pm Hey everyone! Long time lurker but have never posted before. We started planning our build in November of 2017, saving to build what we wanted. We almost went with a pre-set plan which was modified but we are super glad GJs were able to accommodate exactly what we wanted. We wanted a pitch ceiling in the living room, open plan, 4 bedrooms, 2 bathrooms, and we are off grid solar, all within a first home buyer budget. First off - some photos of our block - we are on 9.5acres with a bit of an elevated position and forward facing views to the East. The floor is a charcoal tile, which also came in a herringbone for the niche. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Earthwork started in March 2019 - Slab poured 4th March 2019. Will update as things go. Would love to hear from anyone who has built in the area - or with GJ Gardners. Re: First Build - GJ Gardners Custom Rural 255 - Totally Off 4Mar 27, 2019 7:47 pm Thanks guys! Would have been great if we could have done higher ceilings or a higher pitch but budget comes first haha Tiles started, rainwater tank pad being done on Friday and bricks next week. It all happens so fast at the start! We had our slab poured towards the end of January and we just had the roof installed. Walls were wrapped today. So you are doing well on timeframes for sure. Interesting with the off grid setup, will be interested to hear more about your solar and battery configuration. We are on grid, but planning on a battery setup in the next year or two. Just a 6kw Solar setup for us initially. Good luck with the rest of the build. --------------------------------------------------------------------- Check our Homeone build blog here Re: First Build - GJ Gardners Custom Rural 255 - Totally Off 6Mar 29, 2019 7:15 pm Hi Darb74 - feels very quick that is for sure! Our estimated hand over isn't until August. Bricks to start next week which we are really excited about! The solar is a pretty basic set up. As it is just the two of us we kept it somewhat small. We figure in 10 years (being 22 and 23yrs old not yet with children etc) when we may have a family, we can increase the size of the system when solar prices will likely be cheaper We have 6kw of panels and 30kwh of lithium batteries. Plans to go up to 10kw panels and another 13.8kwh battery. We have no aircon, only fans and possibly a wall mounted unit down the track if need be. Fairly high wind area and so we aren't too worried about heat and we have gas points, gas hot water and gas cooking. I checked out your build thread! Looks great. Love the gutter/roof colour choices and the extra energy efficiencies you're doing. Made me think about tape on our house wrap where the nails go! Re: First Build - GJ Gardners Custom Rural 255 - Totally Off 7Jun 16, 2019 10:41 am More progress! Expected hand over July 19th! Loving out tile choices. Next few weeks will be bath, toilet, taps etc going in, solar going up, wardrobes going in. Getting super close! Walk through 5th July so only 2.5 weeks away. When they put boundaries into SIX Maps from these plans, there are various reasons that these often do… 1 2024 So it looks like we finally have some movement on site! Definitely later than expected, but I'll take any progress at this point.
