If there are too many it might be more cost effective to go with someone else with a plan closer to your needs. They are usually able to give you a print out of how your house will fit on your block. From what I've heard, most people seem to be able to change a few things without any issues but it might not be possible to do major changes depending exactly what you have in mind. Find the floor plan that tick most or all your boxes and move from there. I visit various builder's website to understand their configuration. After narrowing down, visit the builder. Re: Simonds building 17Jan 22, 2016 10:40 pm Hey Reco I found them very flexible in making changes o our plan. Some people have even flipped the back half of the house. Their general fittings/finishes are really good and great range of choices, even in their standard range. Good quality and value. As for workmanship and project management, We had issues. It's normal. Building a modern house is a huge job. Be willing to keep a close eye on things up to lockup. Particularly before the plasterboard goes on which covers everything up. Our issues were resolved but I had to push and it was unpleasant at the time. Overall Im very happy with my house -- I think it's really beautiful. Just as long as the slab doesn't crack in half anytime soon. I followed a lot of Simonds builds here on the forum before I signed a contract with them, they all went well and that helped me decide. Would I build with them again? Yes, but I'd make them install the stormwater drainage system (bad job post-build) and watch the build even closer... we know exactly what to look for and when now Re: Simonds building 18Jan 22, 2016 10:49 pm Just looked closer at your drawing. They probably are reluctant to stretch it that much as that would add a CONSIDERABLE expense to the house. Adding that much floor space is major. I reckon it might need to be re-engineered, looks like it would add a big structural load(?) That plan lookslike an okay fit to me -- the space down the side could be useful. Fruit trees, veggie patch, dogs, playground, pool, gazebo??? Re: Simonds building 20Jan 23, 2016 4:54 pm Great, we'd all be interested in your progress I seem to remember the salesman putting on our quote for $2,600. We didn't blink. He then took it off and said "you can do it cheaper after hand over" We had no idea why he said/did that. As we didn't know better we went along with it. Now my husband is doing it and digging the trenches himself.
