We are building a 2 storey house with an attached granny flat. We are doing custom build and we are at the first draft of our plan. We also have a big concern about the total size as we think this is not 337.4 sqm in total. Anyone who can please give their input? It will be much appreciated. Thanks! It’s so hard to visualise your build off floor plans My wife and I built a custom home a couple of years ago and when our architect finalised our design we took it to a company called Lifesize Plans in Sydney! They projected our floor plans onto a warehouse floor and we got to walk though our house to scale! We actually ended up making a few changes before we submitted to council coz we realised some dimensions wouldn’t work out (walk in wardrobe size, kids bedroom sizes weren’t practical. We reduced from 5 bed to 4 and made em bigger!) Anyway it prob saved us thousands down the track and gave my wife piece of mind!! Only thing I’d change would be to maybe move the internal garage door 90 degrees onto the wall of the passage that leads to the ground floor powder room. That way you keep that entrance wall nice and “clean”. Size wise the measurements look like they are bang on the 337.4 m2. You have about 112 m2 upstairs and the ground floor looks roughly double that size.

The east facing window in the granny flat could also be dispensed with in favour of increasing the North facing window, In summer the room will heat up fast in the morning but in winter there won't be any benefit......and it will only give a view of the fence. You can't change the position of the door. The FL is 4 courses higher where the powder room is. The steps from the garage will end up to large and will eat up your garage space. It's not a large garage anyway. Even if not, could you put windows/skylights in, it would make those rooms more pleasant to be in and help with ventilation. Re: Need feedback on our floor plan 12Mar 20, 2019 10:36 pm I agree with Bashworth RE the windows. Wherever possible maximize your north aspect. Personally I don't like the position of the powder room for the main house. If someone is staying in the guest room you have to walk through the public area of the house to access the shower. You've also had to introduce that passage way to hide the powder room door which just wastes space. Plus the window for the powder room is right next to the porch for the granny flat. It's a difficult one to change without some major redrawing but I'd be trying to get it next to the guest room, possibly semi-ensuited. The area at the front of the house with the void over seems to be a waste of space. Not sure what you plan doing with it but I can't see it being of much use. Maybe try to pick up space here by orienting the steps into it so you can move the guest room along and get the powder room over that side. Plans are very personal, so the way me and my family live and what's important to us may be very different to you, so always difficult to give advice on another person's plans. Meals area will be always dark, while kitchen will be always overheated during summer (unless you put proper shading or glazing in place). See below. This powder room facing wall is taking space from the meals area while not providing much of privacy. It makes sense to keep a small WC over there, but the rest of the space is a good place for your Media room, while your Family and Meals area better to be moved to your current Media and Family areas respectively (Meals is just opposite the kitchen and family further to the north). Your huge northern window doesn't make any sense in the media room, but perfect for your Family room. Instead of dark Meals area now you are getting a lot of light from the family area and then you can have a small east facing windows for your media which is totally okay if it stays darker. Then reduce a bit the width of your WIP area, extend your existing laundry into that space and then add a small en suite to your guest bedroom. I would also swap shower and bath in the upstairs bath, as I won't be enjoying much sleeping Bedroom 3 when someone is showering behind my bad. Remove west facing window in Master Bedroom and extend North facing window instead. This bedroom is relatively small, so one big window will work out very well. You can actually even put a nice covered balcony with glass sliding door over there, so you your bedroom is well shaded off during summer (alternatively, consider longer eaves). Bedroom 2 and Guest room west facing windows are major concern, reduce glazing area and provide some strong protection from the western sun (tinted or Low E windows + heavy blinds/curtains/shutters). Otherwise, it will be extremely uncomfortable to sleep in those. The same applies to your Sitting area too. It always makes sense to have a window or two in the garage Just my 2 cents. Re: Need feedback on our floor plan 16Mar 21, 2019 8:56 am I think your plan works well. I would pull the door to the downstairs bathroom into the hallway. That way when you open the door it doesn't impact the room at all and will have more space. It will make it feel bigger. I would change the granny flat doors to the bathroom and laundry to cavity sliders and that way you create more space as well. Without the exact measurements on the plan for every space, we can only give a 'looks so' based on what measurements are there. Just based on the numbers in the plan, 20.030x7.990 + 14.870x7.990 + 60 (assuming this for gflat) =338.85 Seems about right?
