Browse Forums Building A New House Re: Need feedback on our floor plan 21Mar 21, 2019 2:51 pm If you don't mind lack of sunlight I would make 2 small changes: 1) move the GF powder between the stairs and guest room 2) move the laundry to between the garage and meals. If you like natural light then the ground floor needs to be entirely reconfigured so that the family/meals faces north. Re: Need feedback on our floor plan 22Mar 21, 2019 5:05 pm Forgive the poor quality editing, but I've made some changes to the plan that might work ok: - Flipped the the stairs with the room on its left - downstairs guest; upstairs sitting room. - Pushed the guest all the way to the front of the house - it now benefits from the front windows/no west windows - Moved the powder room between the stairs and guest & added a smaller robe (means you could do under-stair storage. - Pushed the floor upstairs over the void - now have a nice rumpus room that's a room in its own right & can have south facing windows/balcony etc. - Moved the Media room next to the garage - not sure what dimensions it'd be, but could put a stage/platform at the back and do tiered seating. Having the door in that nook also means you could have a small bar off to the side or DVD shelves etc, plus the doorway isn't interfering with the room layout. - Moved family room to the old media location, adding sliding doors. Could also do full wall stackers and really open the area up. This would bring in a whole lot more light to the family/meals/kitchen space, and make it feel more open. Looks like we cannot have everything we want without compromising or losing some Re: Need feedback on our floor plan 27Mar 21, 2019 7:10 pm I'm a bit biased from our own plans, but I think the entry into the laundry off the hallway is a bit of a waste. If you took that door out in the hallway and joined the Pantry and Laundry into essentially one room it will give you much more space and you could really make it into a scullery, rather than just a pantry. The only negative with doing this is that you then need to access the laundry through the kitchen, which I know some people wouldn't like. Yeah that's what I'd do - mind it'd be a fairly small void - the width of the hallway and the length from the front up to Bed 4 doorway... So maybe 1m x 1.5m -ish? Kind of like this? But yes it's always hard getting what you want in a design... often some kind of compromise to make I guess! In that case it won't be able to bring it too much of a light into an entrance and IMHO you can find better use for this space. Wide voids work out great in living spaces though. To be honest the living/dining are is very small and your wasting further space by having the hallway to the bathroom. The main hallway from front entry seems very narrow, I’d be looking at trying to make that wider, getting rid of the wasted space at the entry and probably get rid of the void. Voids works well when there is space, but not when room sizes are seriously compromised. Personally I think a small void like you’ve got adds very little If not any value. Make the staircase grand with a nice big window a beautiful light and give up the void and use the sqm to make the house more livable. Architects use programs that measure the size accurately, it’s not like they get there and measure with a ruler! You are fitting a lot in a small size, there will always be compromises. You are fitting 7 bedrooms and 4 bathrooms into less than 350sqm! Our current plan has a granny flat too, total size for 6 bedrooms and 4 bathrooms and same number of living areas is over 500sqm and nothing is huge! If your happy to make the living area smaller to allow the hallway into the bathroom then that’s a decision you make based on the way you live. How wide is the main entry hallway? If you’re building to live for a long time then do what you like. I think the most important info you can take from this is making use of the northerly aspect and reducing windows on the westerly side. IMO decide what you are not prepared to compromise on, then go from there. If the void is really important to you, then keep it in the design. You have a lot of bedrooms, but will they be large enough? A 3.0 x 3.0 bedroom is not very big especially when you have to put a wardrobe in the there too. Have you compared the size of the bedrooms you live in now? (Our last house had bedrooms 2,3 and 4 each measuring 3.0 x 4.6 but with queen size beds in two of the rooms we felt they needed to be larger in our new build, so have increased them to 3.5 x 4.7). How wide is your downstairs hallway? If possible I would suggest this be 1.2 wide, it makes moving furniture a lot easier! The modified design from King Taco I think works better, by having the media room in the centre of the house and then making the most of the natural light from the Alfresco area for your family / dining room and kitchen, which is possibly where you will spend most of your time. I have added the breakdown of the measurement of our builder below, just looking at the garage, it is 5.75x5.5 which equals to 31.265 but the builder quoted 35.92 on the plan. So just by this one we are losing 4 sqm. Also, the granny flat which is 10*6 which is 60 sqm but if you will look at it the full rectangle includes the patio and the main dwelling's powder room's shower. The rear living area as well seems to include the alfresco but then again they separated it in the breakdown. We are not architects but I think there are a lot of inconsistencies in our layout measurement. Can anyone please give their 2 cents before we regret signing up. Thanks a lot for your help guise.
