You seemed concerned by the actual sqm, did you want it bigger or smaller? To be honest the living/dining are is very small and your wasting further space by having the hallway to the bathroom. The main hallway from front entry seems very narrow, I’d be looking at trying to make that wider, getting rid of the wasted space at the entry and probably get rid of the void. Voids works well when there is space, but not when room sizes are seriously compromised. Personally I think a small void like you’ve got adds very little If not any value. Make the staircase grand with a nice big window a beautiful light and give up the void and use the sqm to make the house more livable. It was an architect of our builder who drew this up. My wife feels the actual area is not 337 sqm like what they said. So the void doesn't make the house look good at all? I thought we will have quite a grand entrance. Now we may go back to square one. IMO decide what you are not prepared to compromise on, then go from there. If the void is really important to you, then keep it in the design. You have a lot of bedrooms, but will they be large enough? A 3.0 x 3.0 bedroom is not very big especially when you have to put a wardrobe in the there too. Have you compared the size of the bedrooms you live in now? (Our last house had bedrooms 2,3 and 4 each measuring 3.0 x 4.6 but with queen size beds in two of the rooms we felt they needed to be larger in our new build, so have increased them to 3.5 x 4.7). How wide is your downstairs hallway? If possible I would suggest this be 1.2 wide, it makes moving furniture a lot easier! The modified design from King Taco I think works better, by having the media room in the centre of the house and then making the most of the natural light from the Alfresco area for your family / dining room and kitchen, which is possibly where you will spend most of your time. Yeah that's what I'd do - mind it'd be a fairly small void - the width of the hallway and the length from the front up to Bed 4 doorway... So maybe 1m x 1.5m -ish? Kind of like this? But yes it's always hard getting what you want in a design... often some kind of compromise to make I guess! I have added the breakdown of the measurement of our builder below, just looking at the garage, it is 5.75x5.5 which equals to 31.265 but the builder quoted 35.92 on the plan. So just by this one we are losing 4 sqm. Also, the granny flat which is 10*6 which is 60 sqm but if you will look at it the full rectangle includes the patio and the main dwelling's powder room's shower. The rear living area as well seems to include the alfresco but then again they separated it in the breakdown. We are not architects but I think there are a lot of inconsistencies in our layout measurement. Can anyone please give their 2 cents before we regret signing up. Thanks a lot for your help guise.
