Browse Forums Building A New House 1 Mar 05, 2019 2:00 pm Building a double storey home with a builder, 2 bedrooms are smaller than on plans, both are 5cm shorter. So it should be rm1 3.3m by 3.3 and now it’s 2.8m by 2.8. Rm 2 3.6 by 3.3 now 3.1m by 2.8m. It’s not a lot but it has made the room feel a lot smaller and main reason why we went with this house plan because we wanted bigger rooms for the kids. House has been bricked and plastered. what are my rights with the builder if it can’t be fixed?? any advice appreciated! Re: House bedrooms are smaller than on plan. 2Mar 05, 2019 2:29 pm If it's 5cm, then it would be 3.25m by 3.25m and room 2 would be 3.55 by 3.25. You have taken 50cm off the dimensions instead of 5cm. You will find that all plans are basically the same in that you lose about 5cm with the width of the gyproch. Re: House bedrooms are smaller than on plan. 4Mar 05, 2019 2:53 pm You may find in your contract that is says something like "all dimensions are approximate". Mine did and the builder wouldn't remove it - they said it was to stop people arguing over 2mm. But there is a standards document somewhere that lists tolerances for all sort of things, which they referred to Re: House bedrooms are smaller than on plan. 5Mar 05, 2019 3:20 pm As others have said, if it's truly only 5cm smaller then the 3.6 x 3.3 room is now 3.55 x 3.25. [If it has actually been reduce in all rooms by 50cm in all dimensions there's something really wrong, the whole house can't have shrunk by that much!] I don't think you'd be able to see 5cm in a 3.6m length room; it all looks different once the gyprock is up & the walls/ceiling are painted. If it's only ~5cm I wouldn't be too worried about it. Re: House bedrooms are smaller than on plan. 6Mar 05, 2019 7:16 pm house plans dont measure the gyprock or the floor coverings as mentioned did you measure or did you do some funky maths 5cm would be correct, 50cm would be horrendous did you read the plans correctly Re: House bedrooms are smaller than on plan. 7Mar 05, 2019 10:27 pm aussieta house plans dont measure the gyprock or the floor coverings as mentioned did you measure or did you do some funky maths 5cm would be correct, 50cm would be horrendous did you read the plans correctly 50cm could mean up to 50cm slab overhang!! Sorry 5cm. Re: House bedrooms are smaller than on plan. 9Mar 08, 2019 9:50 pm Rooms should just be 20mm smaller than noted on plan for painted walls. Might end up being 50mm in bathrooms where there are tiles.
