Making a thread as journal of our house build. This is our second time building a house, first time with Complete Homes. Finding a builder wasn’t smooth this time around. We had initially found the land through a builder here in WA. We’re requested to pay $1000 as “finding the land” fee and part of Prelim agreement. Nevertheless, we were given a phone number and was told to negotiate our own land price and land purchase. Now that I think about it, that was really stupid of us. Long story short, we’re finding more and more issues with builder integrity during design process. Verbal promises that never placed in writing and discrepancies on the prepared contract (we didn’t sign the contract). Pulled out of our preliminary agreement and lost our $2000 deposit. Looked through Ross North website and got to know our sales/design consultant. Told him what we were after and budget. He then recommended us to go with Complete Homes to suit our budget (which is also part of Ross North group). Amazing service from them and we found that the design suits us tenfold better than previous builder we bailed out from. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Timeline: 04/10/2017 - Land offer accepted 09/12/2017 - Signed PPA with Complete Homes 19/01/2018 - Signed building contract with Complete Homes 20/03/2018 - Colour consultation 03/04/2018 - Pre-start meeting 24/04/2018 - Land settlement completed 03/07/2018 - Building Permit approval obtained from city council 27/07/2018 - Slab down 29/08/2018 - Bricks started 30/09/2018 - Roof frame work started 11/10/2018 - Roof is completed, electric cabling and plumbing are in 21/10/2018 - Grey plaster is on, ceiling is up 04/11/2018 - Plaster work is completed, cornices placed 11/11/2018 - Lockup stage 30/01/2019 - PCI Re: Modified Pemberton - Complete Homes 2Jul 29, 2018 4:52 pm Some pictures of the freshly laid slab. This is a unique one. Our builder has gone with something called Thistle Multifinish from British Gypsum instead of the normal white set plaster. Plasterwork is really smooth and apparently with this product, the plaster supposed to be harder and better bond with paint will be achieved. PCI has been booked for next Wednesday. We’re considering to book for an inspector to come in, but not sure of the benefit as build was very smooth and builder is quite reputable. Any thoughts on benefits of having an inspector? I personally don't necessarily buy into it and I personally won't be getting one. I regularly inspect and take photos but at the end of the day, I am not a professional either. I am putting some trust in my builder. Its up to you how far that trust extends and whether its worth another $500-$2000 Re: Modified Pemberton - Complete Homes 13Jan 30, 2019 9:36 pm Did PCI today, decided not to use an inspector considering that build has been quite smooth and nothing seems to be out of place/ordinary from slab down until now. Some minor issue, but generally we’re happy with the build. On side note, our house is fully tiled throughout and our builder has said that it’s unsealed. We’re thinking to seal the grout to prevent staining in the long run as it’s quite a light coloured tile. Any thoughts on good grout sealer products? Thinking to DIY, so need to be user friendly.. A lot smoother finish than the normal while set (our current house used white set and there’s plaster marks everywhere). We got our house painted by the builder, looks great after the painting process. Also, apparently this doesn’t crack as easily according our site supervisor. Who’s your builder? Apparently some builders have started using this in WA. Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74821 I would never build with Fowler homes.
