I'm building in Innisfail Point Cook. Won't start anytime soon though. The land title is coming out in November so construction might start somewhere around January.

Footing Probe 4Sep 05, 2007 12:01 pm For crying out loud...just had a call from our administrator and they've had to reschedule our appointment because they don't have a resource to complete the tender appointment which was scheduled tomorrow.
They've also told me that they require an additional cost of $265 to do a footing probe on our land to complete the site survey. What the hell is a footing probe and why didn't the surveyors complete this test on the day they went out for soil test. I managed to stay professional when I received the call and now I'm just letting off some steam. Advice and assistance needed - is this a legitamite charge. Double check that all the things that you want are in there. Make sure there are no mistakes ont he bits that been written in my your CSR. It will take a couple of nights to read through it all. Read the contract through more than once to make sure you haven't missed anything or get someone to read through it to give you another opinion. I've done four houses over recent years and have never had a "footing probe". I will assume it is to determine soil conditions under the footings. Soil tests are done using three core samples, up to 2 meters deep, which are generally enough to determine the soil type, and therefore slab and footing design. If there is any doubt over footing depth for your slab, it can only be resolved when excavation is complete and the footings have been inspected. If the ground conditions dictate then the inspector will instruct the builder to deepen the footings. The current trend is for slabs etc to be overdesigned, to avoid the possibilty of litigation against the structural engineer. Therefore, short of building on unknown uncompacted landfill, the engineers design should be adequate. Also given that the average house slab has up to 150 meters of footings, that is, perimeter and internal beams, sinking one or two probes is not going to provide conclusive evidence one way or the other. Welcome to the forum! I would highly recommend getting a solicitor to look at your contracts! It's only a couple of hundred dollars but it's worth it just to be on the safe side. As said in a couple of other threads, a contract is there in case things go wrong - we had one fall through in June and are still waiting on the full deposit to be returned to us because of ambiguous items in the contract so make sure it's all clear cut (especially the financial sections). After 2 false starts, a year living overseas, two more world trips and 3 years of uncertainty we are now starting the build process again - hopefully for real this time! Thanks for everyone's replies. Much appreicated. Okay footing probe was done because our design may have impedded the neighbours foundations. I think they needed to make sure that we could build our design on the block without affecting the neighbours. Our soil test was completed and 5 points were drilled into the ground. I came across one of them while cutting the grass on the weekend. Will have our lawyer look at the contracts just to double check everything. I'll post pricing of site cost next up. Do builders need to excavate all rocks on site before they lay the slab? Reason is the rocks have been removed from the area where drainage is being laid but I think there is still rock in areas where the slab is to be poured. A Metricon house down the road that is being built had all rock removed on the slab area and then the drainage was done... In our case the rock is/was only removed for the drainage area. Got an answer from my friend who's in the process of building his own house. Hopefully this information will help others who are new to the building process...sorry about the CAPs everyone... YES, THE SURVERYOR NEEDS TO PASS THE INSPECTION THAT THE EXCAVATION MEETS THE HEIGHT REQUIREMENTS AND THAT ENOUGH STEEL + REINFORCEMENT ARE IN PLACE BEFORE THEY CAN POUR CONCRETE. CHECK WITH THEM WHEN THEY HAVE THE STEEL ON THE LAND AND WHEN THE SURVEYOR COMING OUT - GOOD IDEA IF U TAKE THE MORNING OFF WHEN HE/SHE IS THERE SO U CAN MAKE SURE MATE. Reason is the rocks have been removed from the area where drainage is being laid but I think there is still rock in areas where the slab is to be poured. WHEN THEY DIG TO DO THE TRENCHES, IF MORE ROCKS ARE FOUND - THEY WILL PULL THAT UP AS WELL... THEY HAVE TO MEET THE REQUIRED HEIGHT FOR THE SLAB - EG, 600MM OR 800MM DEPENDS ON YOUR ENGINEER REPORT. Our slab was poured yesterday... My concern that it was done when it was raining. Does this affect the quality of the slab and now it's been raining constantly in Melbourne so I'm a little concerned.
