The final construction cost with all the upgrades is coming to 380,000 We will get the land in a month and the construction can start in April/May. Now the recent housing prices falling down since last couple of months all builders are giving unbelievable discounts. There is a massive 60K discount on the expensive Prestige series. When I went through the details of a double storey house in Prestige rage the total cost is coming out lesser than what we have now for a single storey house because of this massive discount. I also suspect there will be massive undervaluation considering the current housing prices. I just wondering what my chance is to get this contract cancelled and build a double storey with Porter Davis itself? What would be my best option at this point? Re: Need advice on building by breaching contract 2Feb 22, 2019 8:09 pm Falling home prices have no relation to building new homes, you will find they have cut plenty out of the home price to a point that building it that simply will be almost impossible, when you add the extras the double storey won't seem so cheap,they generally will come up with some packaged extras thrown in that in reality are worth no where near what they say. Thats not quite right. I have factored in all the standard inclusion for the double storey. As this comes in Prstige Category its covers 95% of all the upgrades we have done for the single storey. With the 60K discount we petty much get a double storey will all inclusions and pay the price of single storey(6 months back). You'd have to find out if there are any penalty costs and whether its worth it, what you'd have to pay for again etc. If they don't want to do it, they could just price it so it's not worthwhile doing. Anyway, I think it's worth talking to them about it, but they may be too far down the pipeline to want to change. Re: Need advice on building by breaching contract 5Feb 22, 2019 10:22 pm Another forum member who also built the prestige Bristol back in 2016, base price was 360,000 as in their thread, ended up costing 550,000, odd, so you almost certainly will have to spend much more than their base price, no one can a builder just lower a home by 60000 dollars without loosing some thing ,that would be pretty much all their margin, good luck.
