Happy for any improvement suggestions. The attached plan is a bit rough but shows the idea.House is two storey, just under 300m2, to fit on 10m2 wide lot. Width of house is 7m, around 21-22m long. Front facing due East. Family is two adults and three kids, 9, 7 and 4. Downstairs media to work as guest for overseas family visits. This will give you more flexibility with furniture placement. Unless you have already worked out the positions of things. What size is the window in there? I would possibly move the wall of the study nook back from the hallway maybe 50cm and move the central island further along to where it opens out. This will give you the 50cm or so clearance for the stools at the island not to encroach into the walkway. Luke the symmetry with centered doors. Going with sliding doors so need some walls to hide them in. There's also a sliding door to the bathroom so it acts as a ensuite for overseas guests. Will visits a few more display homes to see how bench work. I have 2 suggestions: 1) move the ensuite door up a little so you can extend the vanity 2) Add a benchtop and window to the outer wall of your pantry. It's a good sized room so you can make good use of it as a butlers pantry, especially if you add natural light. Wife gets the WIR she's dreamt of and not too much wasted space in the ensuite. Also re-arranged WIP and fridge, not completely settled there yet. Double vanity to kids bathroom/toilet area. Quick question...which side is facing north and what are your setbacks on sides & rear? - Main bathroom: I would consider separating bath & shower with a half height (say 1000mm) tiled nib wall? - Agree with shifting media entrance away from living zone....I would now consider adding a door to main living entry to assist with noise & temp control? - This is personal preference, but I would swap the sliding laundry door with a hinged door. This removes the narrow gap and hinged doors seal better. Only issue is sliding are better for airflow especially with insect screens etc. But on balance I would still vote for hinged, and externally open. Sounds like my situation! I would consider a cavity slider for the entry into the laundry from the hallway. Having previously had a laundry with a hinged door, we were forever opening and closing it to access whatever was behind it (in your case the laundry chute and small portion of the bench. With a slider you bypass all that, and they're pretty good at stopping the noise (eg from the dryer/washer) coming in to the rest of the house. Front is facing East, we will have neighbor in North side but not on Southern side. Also stormwater pit on front curb/road 3m in from South boundary. Dont want to pay to move it.
