Building a 3 bedroom with ensuite, A/C, Robe and study desk. I am not sure about legal problems, like if some damage happens , is it the same case as residential or any special clause or insurance to handle such things? If you have dwellings that are operating lawfully as student accommodation than you will be able to get each individual tenant to sign an REIQ contract and pay a deposit which includes consideration for damages. When I say operating 'lawfully' there are considerations within local Planning Schemes which define student accommodation differently. As an example in Brisbane City Council, you can re-purpose an existing dwelling house into student accommodation (defined as Rooming Accommodation) where it meets certain criteria. In most cases, you can construct a 5 bedroom home and lawfully rent out each room. So, the answer to your question is make sure you have checked with a town planner to confirm that you can build a dwelling student accommodation based on the site's zoning and other restrictions under Accepted Development before you approach a builder to prepare a design. Otherwise you may need to lodge a town planning application to ensure that when you rent out each room, you are doing so lawfully so that both your REIQ contracts and insurances cover you properly. Please clarify as it is in the qld . 1) real estate agent are asking 10% + gst fee to maintain such accomodation . Is it a common practise ? 2) if someone damage common areas like living or kitchen, does that co tract covers such clauses 3) if student do any illegal things, wil it affect house owner (could be worst scenario) 4) what level of furniture to provide as a basic requirement for this?
