Hi there,
I’m after some advice from anyone who has gone the owner builder route.
We’re looking to build a single storey house in North West Sydney, roughly 235sqm.
Can anyone give any indication what their building costs were?

Thank you Re: Building costs - your experience 2Nov 22, 2018 1:07 pm There are many variables, i was told to go by $1000 per square meter, our place is 200m2 excluding detatched garage & to frame stage it has cost us approx $65000. Our target is $150-180k Re: Building costs - your experience 4Feb 15, 2019 10:43 pm Without previous experience, $1K may be problematic. Depends on what you can/intend to do by yourself, what kind of materials you plan to use, what kind of finishes you want and where/how you will be purchasing them, etc. Keep in mind, that the majority of owner builders run into costly mistakes and lose money where experienced builders won't. I strongly advice to hire a building industry professional to supervise and project manage build for you. You can definitely save some money on your internal finishes by purchasing good quality materials and shipping them in one big container from China. Things you generally can bring over: kitchen cabinets + stone + splash back, wardrobes and other joinery including vanities, staircase and balustrades, porcelain tiles, hardwood engineered floors (bamboo, oak), fixtures (sinks, WCs, bathtub), shower screens, taps/showers (they have to be WELS watermarked), mirrors, furniture and various decorative elements, internal doors, WPC decking, double glazed windows and doors (they have to be in WERS), LED lights/power plugs and switches (electrical items have to be SAA registered). PM me and I can provide you with the contact of the Australian company who can provide you access to high quality Chinese vendors, assist with the logistics, communication, samples and any warranty related cases.
