It is good to see they managed to do it quickly as possible even in bad weather. I was worrying about rain soaking all the wood and first floor boards. Site supervisor asking for the frame inspection report but even after three days NHI didn't send the report yet. No idea why they are taking so long to compile a few page report which are mostly pictures! Thanks Macher! Yes they are working fast even on Saturdays I could see people working on site. We got termite protection in contract but not sure when it is get installed or how it is done. Re: Our first home build Sorrento 39 with Carlisle homes 44Jun 22, 2019 4:07 pm We got the frame inspection report from NHI, and this where I really see the benefit of having expert opinion on a new build. They have found fair few issues of the frame construction. While most of them are minor and easily fixable there are couple of issues that might be a problem. They found frame bottom plate is overhanging the slab in some areas as much as 40mm in some locations and secondly slab honeycombing issues on some edges. I have now forwarded this to C and SS and see how they going to sort this one out. Not very happy with it atm. They have dynabolted some treated pine to the slab and according to them it is their engineered approved solution. Not sure how reliable this solution is even though I have seen some others doing the same. It is really hard to believe these builders and their supervisors can't manage a simple but critical issue like frame overhanging. This is a very common problem and these are not custom homes they must have done the same house many many times over and over but still can't get the hang of it. We blame Chinese products for lack of quality control but even they can it right after couple of iterations, honestly can't believe these things happening with these cookie cutter mass produce builders! I asked C to do the same with concrete repair cement but they say this is their engineer approved solution (may be easiest and cheapest) , however I asked them send us the engineer certified report so we can cross check with an independent structural engineer. We got the rectification details from Engineer and he only recommend non shrinking grout upto 20 mm overhang and up-to 45mm overhang H3 class treated pine dynabolt to the slab. They have done that but some pegs are not tightly wedge between bottom plates and slab, we have ask them to fix that. Also need to find out Pine they have used is proper H3 treated ones. Also there is the steel beam overhang at the front garage corner (same amount as front wall) as well they have tried to get away with Pine wood but according to Engineer this must be corrected with 30mm thick steel plates and concrete. SS has promised to fix that issue. They have used some non shrinking grout on internal garage wall overhang we are happy with that. NHI is going there Monday for inspection and SS has promised everything will be ready by then, fingers crossed! At least we need Engineer rectification properly implemented. Hi kks, very good question, normally H3 pine is resistent to termite attack. I am mostly worrying about moisture and wood degradation in time. I have friends willing to replace all the pegs with steel if C allows us to do so. Going to ask Monday from SS. Yeah it is the front wall! There is the portico slab under the pegs so they are not directly sitting closer to soil. However that is what house original design engineer has recommended and C just following that.. Not the best looking fix but hope it is functional. He just keep saying he can't deviate from what approved by the engineer. May be we will do that after handover! Next issue was found by our independent inspector doing pre plaster inspection saying pine pegs are not properly treated according to the engineer requirements. Those pegs even though H3 level treated, need to be retreated the cut ends before go in but builder hasn't done it. SS said he will get in to it but I have my doubts as hebel work has already started and no way to check that afterwords.
