We will have our independent inspection on Monday and I believe there will be other inspections from surveyor and C mamagement ? Another guy is looking after his work during that period. Our private inspector found about 45 defects and most of them are minor cosmetic defects and few of them are sealing / caulking defects and a wall overhanging issue in few places due the same reason of frame overhang we had earlier of the build. C has agreed to fix most of the problems and we are looking for the handover next week. Another important thing they asked us to do was, to be qualified for 25 year structural warranty we need to have at least 50cm wide concrete paving all around the house. We didn't know any clause like that from C at the contract sign period or before at the sales stage, but we are going to do it anyway so not an big issue. Another bit of a hassle is that C wouldn't install appliances or heating cooling commissioning until after the handover so there will be some work even after handover so one of us will have to stay home until these things are done. Yes they say we have to have a gap between concrete paving and the wall(hebel/ brick) They recommend to have some kind of expansion foam or foam layer between wall and concrete, I asked our driveway contractor about it and he said he will do it. Thanks, Krithi Hi Krithi, I think it came down about 20k in price, but they didn't say exact value but said these, these options are free because we have a titled land and all did at the sales stage. At the time they didn't have big promo advertising now so we basically got some extras included in current promotion sales. Nice! ours is Sherwood facade too, bit modified/ shortened because of the tree protection zone. Yours balcony will have full width! Concrete contractor know about the issue, just have to mention that about to him, it is a common practice I believe, I saw my neighbour has done the same! We also have 3x junction box over island bench for lights to be installed after handover - thanks for sharing, I'll check out eBay. I found it was too expensive to get these through C. I missed a junction box over dining - not much that we can do now about it. Yes you're correct re our balcony - it extends full width, not sure how much we'll use it, especially since 7 out of 12 months feel like winter here in Melbourne! It's done as a benefit to all parties. Due to theft. It takes the electrician & plumber 1-2 hours, during a 4 hour window of your agreement. For some people, it's the same day as settlement. For others, it could be weeks after settlement. The key point, clients should be living in the house. The only hassle is, middle of winter, and there's not heating, as it needs to be commissioned the day after plumber commissions gas. One night of cold. It's my biggest pet peeve with concrete paving - when concreters ignore it deliberately or not, then argue its importance or purpose. It's an expansion gap between different components. The C warranty inspector will check for it, and that its also caulked over the top - since its a gap. Although my concern is why you get your home handed over to you and you pay your final completion stage balance but the home is not complete as per the contract? As per the building contacts law, the handover and final payment completes the contractual agreement so if anything is missed from the contract after, you have no leg to stand on because you have given them full payment. Also how do they get the occupancy permit if your home is not had checked by the plumber and his certificate not issued for the complete works? Plus the occupancy permit is supposed to be issued for a liveable home. But with no hot water and no hearing as per the 6 start energy requirement this seems impossible. Carlisle is on my list of builders but I was not aware they give you the home that you can't live in. Other builders do everything before handover. They do it like that to reduce the risk of theft and I heard it a common practice with builders these days. It took about 12 days for the bank and soon after we had to leave for overseas trip and moving in to new house was delayed a bit. As soon as we are back driveway was ready to go with concreting and it came up really good! Did you have any major issues at the PCI? I think we are getting into the PCI stage within the next few weeks, so I've lined up concretors for driveway. Hoping for handover 2-3 weeks after PCI. And we're finally moving forward!
