Browse Forums Building A New House Re: Our first home build Sorrento 39 with Carlisle homes 53Jul 06, 2019 7:29 pm Ramee Builder is in the process of fixing issues highlighted by the inspector and now have done this to fix the frame overhanging issue at the front wall. They have dynabolted some treated pine to the slab and according to them it is their engineered approved solution. Not sure how reliable this solution is even though I have seen some others doing the same. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And how does the Termite Protection Warranty align with the fix? Re: Our first home build Sorrento 39 with Carlisle homes 54Jul 06, 2019 11:19 pm kks And how does the Termite Protection Warranty align with the fix? Hi kks, very good question, normally H3 pine is resistent to termite attack. I am mostly worrying about moisture and wood degradation in time. I have friends willing to replace all the pegs with steel if C allows us to do so. Going to ask Monday from SS. Re: Our first home build Sorrento 39 with Carlisle homes 56Jul 07, 2019 4:34 pm kks That is exterior wall? More an issue of edge breeching and concealed routing for termites than degradation. Yeah it is the front wall! There is the portico slab under the pegs so they are not directly sitting closer to soil. However that is what house original design engineer has recommended and C just following that.. Re: Our first home build Sorrento 39 with Carlisle homes 57Jul 11, 2019 8:35 am Now builder has accepted the mistake and fixed the issue with front garage corner steel column overhang according to engineer rectification details. Not the best looking fix but hope it is functional. He just keep saying he can't deviate from what approved by the engineer. May be we will do that after handover! Next issue was found by our independent inspector doing pre plaster inspection saying pine pegs are not properly treated according to the engineer requirements. Those pegs even though H3 level treated, need to be retreated the cut ends before go in but builder hasn't done it. SS said he will get in to it but I have my doubts as hebel work has already started and no way to check that afterwords. It is so great to see the plaster up... you really get a good feel for the rooms now 😀 If the eaves are fixed first, the eaves line is about 250 mm below the top plate of wall frame. If the cladding ie hebel stops just under the eave line, then that means… 2 34988 Looks great. Stoked to see it going so fast for you.
