I am in middle of purchasing a unit registered in 11/10/17 in Toongabbie,NSW 2146.
I got strata report yesterday and when asker about warranty of the unit,the lady told me that all together the unit had 01 and said following
"The construction date would be 2017. There is only 12 months warranty on major construction issues for this complex. As I said though the builder still owns units so he maybe more than willing to fix things up should he told about them. At least until he has sold them all"

Something I read in relation to that Opal Tower fiasco is that unit blocks are by law covered under warranty for major (ie. structural) items for 6 years, and minor items (which I assume is non-structural stuff - don't know but I'd guess stuff like borked kitchen cabinetry) for 2 years.
So in theory it should still be under warranty even for that minor stuff, except if the builder is claiming there's only 1 year's warranty it could be a right royal pain in the posterior to claim anything. If it were me, I'd be fairly wary (unless I were a property lawyer ), because the law is one thing & while it's painful letting someone get away with illegal practices you don't want to have to fight every time a tile falls off a wall.
However most of those structural things would have to be covered by the Body Corporate once the builder's warranty lapses, I cant see many structural problems only affecting a single unit in many cases.
