Browse Forums Building A New House 1 Feb 09, 2019 9:26 am Hi everyone, first time home builder here. We are a family of 5, three young kids aged 3, 7 & 8 and we're making the move from South East Melbourne to Ballarat. At this point we've bought a 490m2 block in a new estate. Papers have been lodged with titles office and apparently this means approx 2 weeks from titling. I've agonised over what builder to go with since mid last year. I had a deposit down with another build but decided to get it back. I've now decided on JG King for a number of reasons, however, I have also read negative reviews online which did concern me. However, I've read bad reviews about every builder so it kind of feels like a bit of a leap of faith. JG King build with steel frames and colourbond roof comes standard - both of which I like. I've put 2k deposit down at this point and gone for the house H7.1 from the UP Collection. I've made as many modifications structurally as this design allows including; separate WC and walk in pantry that also houses the fridge so more bench space. I decided to go for a cheaper build but maximum upgrades. I've agonised over all these decisions for a long time but am happy with where it's at at the moment. No news for now, waiting till the land titles. I look forward to sharing progress with you all! Re: JG King- Ballarat, new home build 2Jun 17, 2019 11:41 am Hello everyone, Due to some delays regarding finance there has been a lengthy delay in getting the build started. As of last week, finance is all done and the job is with the construction team now and I'm awaiting a start date. The process of getting the construction loan approved has been, to say the least, horrible but JG King has been very good throughout it and I have no negative comments thus far. I've revisited the house choices and upgrades etc. and still happy with decisions that have been made. That's it so far! We had some initial hiccups with finance (mainly due to the first valuation coming in under), but Bankwest and our builder were really good. Very smooth process overall in the end. Anyway, again I think they were mainly commenting on the finance side of things. Congrats on the start. Re: JG King- Ballarat, new home build 15Sep 25, 2019 12:33 pm Looking good. How are you finding JG King in Ballarat. We are also building in Ballarat, near the new DTC. Hey with that gap beside your garage to boundary? What size is it and what are you planning on doing there? Reason I ask is we also a small gap beside our garage wall (200mm). Every person I've been passed over to (sales consultant initially, contract staff, 2 build supervisors) has been accessible and friendly and the quality of the build itself I've been impressed with so far. I read a lot of bad reviews about the company but I've got nothing but good things to say. As for the gap next to the garage, that is just the space between our side and the neighbours fence and not big enough to do anything with so will have to put a small portion of fencing up to close the gap. We have pretty much the same setup on our block beside our neighbouring boundary. We will also just put a small section of fence to block it off I think. I actually asked our brickies when they were working on that wall to 'accidentally' drop more mortar on the ground to hopefully reduce weeds growing etc. Funny that I had to ask as they seemed to accidentally drop mortar in most places around the house anyhow! When are you expecting handover, and how long do you think your whole construction period will end up being? We had a slab down in late January, and we are hoping to get to handover next week or so. So a looong process for us! We're building with Bryan & Petersen. We are expecting hand over (we were told mid November) early December. The house is in the final stage and painting, inside and outside, has been completed. Tiling will begin this Monday. I was at at the house recently had a look through the inside on a party cloudy day and got a much better idea of how lighting (through the windows) enters the house through different areas. Every time I take a walk through I appreciate different things and am happy about the choices that were made, such as, power point placements. This time when I walked through, I felt that the living areas are very generous in their size and the white walls seems to make the rooms feel bigger (?). Have you had hand over yet? I don't think I've seen your house- would love to see the finished product! 1 7941 I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
