We initially planned for the Bolton 30 Sq with Simonds and we finished our color selection, paid $2500 in total with Simonds but now we like the Boutique home's Broadway 32. Price wise it looks they both are similar around $300K mark Simonds we get Theatre room, study and living room - offer lifetime structural warrantly Boutique homes - Theatre Room at the front, study, Living, Retreat room and alfresco - 25 Years Quality wise am not sure about both but apparently Boutique has better reputation in Product review compared to Simonds - not sure if I have to worry much. If anyone has build with either of these 2 builders please share your feedback or suggestions so it can be helpful for making a good decision. As you can say we are first home buyer and this is a big decision for us and genuinely think your suggestions would help us. Thanks guys. We're contemplating Boutique. There are some scathing reviews from a number of years ago, but the general impression seems to have improved in recent years. One thing to note about the product reviews is most are done at the pre-construction phase, and I think there is some incentive / reward for posting a good review (someone else had mentioned this). I only pay attention to post construction reviews. We managed to find some recent Boutique builds in our area and spoke to an owner. They're essentially happy - there are some minor brickwork issues (which was more about the brick layer they ended up with compared to their neighbours Boutique build). The only other issue seemed to be the quality of the paint job. It looked ok to me, but apparently it's dependent on the light. The houses are a year or so old and I think there was a rush at the end due to other factors. The other gripe they had was ended up with 3 building supervisors. There are things they would have chosen differently, but the main message was to really put the effort in up front when making the selections, don't be rushed, and get Boutique to fix anything that arises. I certainly feel a lot more comfortable to go with Boutique after seeing a couple of examples and talking to some people that have recently built with them.
