The backyard is north facing to maximise light. We are currently researching the best/ideal floor plans for a 4 bedroom house from all volume builders. BOLTON from Simond homes is a highlight but open to suggestions based on your journey, learnings, research and experience. We agree that all floor plans have their pros and cons.However we would love to hear from you with a Top 3 floor plans that you would recommend to meet our land. Thanks in advance N. We ended up doing a custom design to maximise the benefits of the orientation of the land as no design from a project home company met all our wants. It was important to maximise natural light, warmth in winter, cooler in summer. For us all living areas at back, bedrooms on east to get morning sunshine, garage, laundry on West side to absorb the summer afternoon sun. Good luck! Until you have completed all selections at Studio M you don’t know what the final cost would be if not signed up I would chose another builder after experience we have had Re: Name your top 3 house plan | Single Storey 8Jun 19, 2019 5:39 pm Thank you for your comment, No we have not signed up with anybody yet. We are hesitant to sign up the contract until we are certain that is the house we want, the correct cost and the perfect builder, so far the only aspect we can be certain is the house we want, the cost has been very difficult to obtain with certain accuracy, about the builders we've heard horror stories about almost all of them (except Clarendon) If anybody out there can recommend a decent one, I'll be all ears.
