We want a modern looking home - double storey, outdoor area & pool. Looking for suggestions or war stories on modern home builders in Melbourne. We are looking at a budget of $700-900. Have looked at smaller builders but all seem above the one mil mark. Currently looking at latitude 37 but not 100% sure. Any suggestions? Carter Grange is a cheaper builder which also does that kind of style. I did have initial conversation with L37 but decided they weren’t for me. With that budget you will struggle with a pool and proper landscaping. Drop that and you are closer to the mark. We were hoping not to go with a volume builder but I think we will struggle on price. We did our current house 5 years ago with a pool and landscaping for $650 so we are hoping $800 - $900 should also get us there. I think at $900k for a custom builder you should be able to fit a 40sq-ish home with pretty high end finishes but might struggle to get landscaping, outdoors and pool. If you are tempted by the Metricon Signature displays, note that their base price is ridiculously high for very little included. Volume builder wise for a modern style home the Urbanedge displays and floor plans are pretty good, but I think the good sales consultants are based in the Upper Point Cook estate. Their presales attitude was not good and they are very expensive without a lot of quality. The basic inclusions were pretty much stock standard volume builder stuff but at custom home price. Their display home was flash but had a lot of quality problems like cupped staircase. I went with Comdain. One advantage of true custom builder is you can make changes on the fly. I literally made a cornice change 2 days before the cornice guys were going on site and they made the change without charging me any extra. It’s kind of stupid the sort of things they let you get away with. They did offer a lot of value compared to L37. Maybe have a chat to these guys. They have a display home on greythron street and a more modern one in Camberwell. I’m pretty happy overall. They are slow though as they only use exclusive experienced tradesmen so they do run into scheduling delays. They also only have one trade on at a time. But you do get quality in the end but you need to be patient. Expect 12 months build minimum. My problem with Metricon signature is it’s still a average quality home behind the luxe looking facade. Cheap hyjoist joists and chipboard for wall bracing, no metal braces for ceiling, waffle pod slab, 35mm internal door frames, it’s basically just an average build with some bling attached. And if you don’t mind me asking what was your final cost? That’s interesting about latitude, I like their style but I’m not sure I’ve heard mixed reviews. But overall, congrats on your purchase. Well done! We are also in same situation as you in regards to sourcing builders. You can inspect new builds (on sale) within your suburb or other suburbs within City of Boroondara. Inspecting new homes locally, allows you to check build quality, see trends, get ideas etc, but more importantly, if you're lucky, a business card on the table for a builder, designer, etc. Selecting a designer, architect, builder, etc who has experience with City of Boroondara helps, as they understand Council requirements. Even if you're driving around the local area(s), sometimes you see KDR and can take note of builders name. Personally, your budget will help guide your decision. Sorry for the broad advice. Volume builders like Metricon or Porter Davis offer reasonable budget pricing, but your input and control within the design process will be somewhat limited and controlled. You will choose from a set number of cookie cutter homes and make selections based on what they present you. There are boutique custom builders (but I don't know any in Sydney). More expensive than volume builders, but you have that level of customisation and flexibility within the design (of course to an extend). The selection of materials you want or prefer to use in your build will depend on how big your wallet is. Blooming hard to do but they are quick enough to want to evaluate the client's financial resource. Risk works two-way. I’ve seen the 2 displays in Balwyn and they are beautiful (the Kooyong & Belle Vue). I’m just worried about pricing as I’m not sure it’s within our budget and I love the quality fit-out.
