Our plans were custom designed and tendered to various builders which included one false start with a volume builder that went nowhere. We eventually decided to build with Danmar homes due to their flexibility in allowing non-standard items. As a smaller builder we felt their lines of communication were more direct than a volume builder, so any issues we have had along the way have been easily resolved. Now I hope they do a great job with the build! After almost a year of preliminary enquiries, design alterations and preparation we finally received our building license last week, and site works have begun. 27/1/19 - Council Approval FEBRUARY Week 1 - Siteworks Commenced Week 2 - Ground Floor Slab Poured Week 3 - excess sand removed, sewer plumbing connected Week 4 - brick delivery, site power, WC and shed MARCH Week 5 - steel and windows delivered, slab edges parged Week 6 - brickwork commenced Week 7 - brickwork continued Week 8 - brickwork complete, scaffolding commenced APRIL Week 9 - scaffolding complete, steel delivered. Week 10 - first floor beams installed Week 11 - floortech trusses installed Week 12 - upper floor slab poured MAY Week 13 - upper floor brickwork commenced Week 14 - brickwork continued Week 15 - brickwork continued Week 16- brickwork complete roof timbers delivered Week 17- roof construction commenced JUNE Week 18 - roof frame Week 19- roof frame complete, Upper floor plumbing and electrical wiring Week 20- roof and gutters complete Week 21- data cable and antenna, skylights JULY Week 22- acrylic render commenced Week 23- plaster float upper floor Week 24 - plaster white set upper floor Week 25- cavity sliders, AC ducts, insulation AUGUST Week 26 - dryline walls, ceilings Week 27 - ceilings and plaster continued Week 28 - upper floor external render and window glazing Week 29 - acrylic render Week 30- acrylic render, downpipes, ceiling painting SEPTEMBER Week 31 - eaves painted, timber eaves commenced Week 32- electrical tubes commenced Week 33- plumbing tubes installed Week 34- eaves complete, electrical wiring, garage brickwork, scaffold drop. OCTOBER Week 35- GF roof frame, interior plaster float Week 36- GF dry wall and ceilings, GF roof cover commenced, external render commenced Week 37-plastering continued, partial GF glazing installed. Week 38-commercial siding doors installed, plastering continued. NOVEMBER Week 39 -final window installed, plastering continued, some electrical work Week 40- plastering, fixing carpenter, some cabinetry Week 41- gf ceilings painted, tiling screed and waterproofing Week 42- tiling, partial cabinetry Week 43- tiling DECEMBER Week 44- garage grano, ldry benchtop, more tiling Week 45-benchtops, toilets installed Week 46- plumbing continued, some tiling Week 47 -Christmas closure Week 48- Christmas closure JANUARY Week 49- Christmas closure Week 50- external render, electrical Week 51- doors painted, some carpentry Week 52- stormwater drains Week 53- air conditioning, ceiling fix, partial wall painting FEBRUARY Week 54- oven cabinet replaced. Brick paving started. Week 55- brick paving complete. Concrete step added to living room. Week 56- plastering around cavity sliders Week 57- bit of tiling, remaining mirrors and shower screens, bit of render MARCH Week 58- tiling, wall paint, some electrical Week 59- driveway, tiling completed Week 60- first clean, fixups Week 61- garage door, silicone, fixups APRIL Week 62- partial appliance installation, hot water units and more fixups. Week 63- partial door handles, more paint,more fixups. Week 64- PCI Week 65- fixups Week 66- nothing much Week 67- second PCI, timber flooring Week 68- handover, outstanding PCI items remain to be done post handover. Re: New home build - Custom Design WA 2Jan 27, 2019 2:23 pm Here are our original plans. The backyard faces North so we should get plenty of natural light in the kitchen/dining/games. We also have an east facing courtyard which I can't wait to landscape. I have some Japanese maples sitting patiently in pots waiting for their new home in the courtyard. They are a volume project builder. But you sound like your having a good run so best of luck with it and congratulations on the start. We were aware of the roofing issue before we signed up, but justified it hoping that they wouldn't make the same mistake twice. We will definitely be doing our own inspections along the way. Re: New home build - Custom Design WA 7Feb 10, 2019 11:33 am We have a slab! A lot of digging was required for the step downs and dropped footings, so the site looks a mess at the moment. Some of the dropped footings have steel reinforcement bars showing. Does anyone know if this is structurally acceptable? We contacted the builder who said that the bars were from holding the formwork in place, and that they have no structural purpose. The sides will be parged to prevent them from any moisture. I'm quite relieved! I do agree with "Builders will ALWAYS say that there's nothing wrong, by default. That's just the company policy at most building companies, if rectification is difficult." I have a photo of the steel taken while they were still putting up formwork. The rods on the inside edge of the timber are the ones still exposed. I'm not sure, are these tie rods? Or are they just there to support the formwork? He confirmed that the steel is non structural and that it was just there to hold up the formwork. Based on our photos he concluded that all the slab thickenings and steel were as per engineers drawings as well.
