The plumber came back to fix some pipes that had been chased into the wrong wall. The data cabling was run and TV antenna installed. Some skylights were also installed. It's interesting seeing how the sun moves through the house at this time of year when the sun is at its lowest angle. Our north facing dining room has 3m high sliding doors going in - it's great seeing the sun reach all the way through the room. For a long time it was cheaper than timber construction but in the last few years timber framed upper floors have become popular. It's more about the abundance of clay for brick making than termite protection. We still need termite proofing to stop them from climbing up through the wall cavity and eating the roof. The floor cutout is the void over the living room. I can't wait till the scaffolding comes down and we can see the full effect of the double height ceilings! Re: New home build - Custom Design WA 77Jul 20, 2019 10:25 am Yeah that void should make that living space downstairs feel very spacious. It’s probably good too that you have some open area there, as when we were in our house yesterday, the winter sun was coming right into our main living space (only 10+ metres x 5.4m but with a WIP and small study at both ends) ...but anyhow wow the temps were getting warm in that area! I mean it’s a good thing considering outside was about 9-10 degrees but it actually got me a bit worried that with too much north glazing and not enough floor space we could find ourselves having to open a window or two in winter? I think your design is definitely larger and more open on that north side than ours so you likely would be better off in this regard. When I worked out our glazing sizes I mostly used a government report that suggested around 25% glass to floor area assuming good solar access and concrete floors. We originally had tiles selected but have since changed to vinyl planks, so anyhow we’ll have to just see how it goes once we have all our furniture in and living there. I am considering seriously installing one of those cheap air/heat transfer system (basically just ceiling vents with ducts and an in-line pump through your roof) that suck air from one area to another. Our current house has one. The areas of our house not facing north were noticeably cooler yesterday so I’m thinking I would just dump the warmed air into the centre of the main hallway. Anyhow who would have thought over heating in a cold Ballarat winter would be a possibility?! Maybe a good problem to have? When we did our aircon plans we were concerned about it being difficult to heat such a large volume of air. But with so many north facing windows I'm hoping the warm air will rise up through the void and create passive warm air flow. Re: New home build - Custom Design WA 80Aug 03, 2019 11:18 pm We have had more work done on the upstairs plastering this week. The drywall has gone in and the ceilings were installed. Work has started on the shadowline cornices. The scaffolding has been brought down lower as well, so we can see more of the house now.
