Browse Forums Building A New House 1 Jan 23, 2019 10:58 am Coral homes are asking us to sign a contract with a six months start day (with an assurance it won't be that long, so just sign it!!!) and to add insult to injury, a six months finish date!! It has taken us such a long time and walking away once, to get to this point, I'm pulling my hair out. What is your experience with start and completion dates? With anyone With Coral Thanks Re: Start Date six months, 6 months build time!!! 2Jan 23, 2019 4:14 pm Squarespace Coral homes are asking us to sign a contract with a six months start day (with an assurance it won't be that long, so just sign it!!!) and to add insult to injury, a six months finish date!! Re: Start Date six months, 6 months build time!!! 3Jan 23, 2019 4:25 pm No, I've spoken with two different certifiers and they advised one week. Re: Start Date six months, 6 months build time!!! 4Jan 23, 2019 6:11 pm When I signed my contract I was given 6 months - that's when they had to have started to comply with the contract. I was pretty annoyed when I saw that. In reality, the admin phase from contract signing has taken us almost 3 months with Christmas break in the middle. With regard to build time, we were told to allow 30 weeks for a two storey home. Some of the Clarendon staff have since suggested it'd be more like 20-24 weeks, but we're banking on 30 weeks or longer. I know you're with Coral, but hope that helps Re: Start Date six months, 6 months build time!!! 5Jan 24, 2019 5:43 am They are a disgrace especially when it comes to promises. We had all of the same garbage. Sign sign sign and we will fix everything afterwards. And here we are two years post handover, with a date set for NCAT. They were supposed to issue a start date within a contracted period and that blew out because admin are absolutely useless. By the time the start date came, it was about 8 weeks before we had a slab. Build ran 3 months overtime (12 months in construction almost to the day) and have had them back multiple times for days at a time to rectify defects which is still a process that is not complete. If you’re having this experience with them now, it’s not a good sign of the current state of the company in my opinion. Some council are super quick, others r so slow. I know it's pain staking, but u find on this website most build journeys are that way. All the best with u new home, hope it everything u want. Make sure to keep healthy budget for upgardes ! U want to treat ur self with a home u love living in. Re: Start Date six months, 6 months build time!!! 7Jan 25, 2019 5:37 pm Thanks King Taco, Clarendon was one of our options, but their design changes were too restrictive. Thanks Mrs JM. We will not sign anything until all the ducks are in a row and they seem be getting their act together. They know we have been in the industry for many years, (now sort of retired), and we go through everything with a tooth comb. The company is not great, the young salesman is really on the ball and bends over backwards, his superior follows up if push comes to shove and apparently the supervisor won an award for being the best in QLD. WE went with Coral because they accommodated a lot of changes, the salesman joking said we for to change the garage apart from re siting it, and that’s about right. It has taken almost twelve months to get this far, and that’s after walking away from two other companies we paid the $2000 plan fee to! Hope everything goes well for you with NCAT. Thanks WowBingo but your assumptions are way off the mark. See above. Clarendon let me change HEAPS of stuff. We did a full realignment of the upper level and they didn't even charge us for it. That's a shame you felt that way. I guess it's the salesman you end up with at the end of the day. I guess it's the salesman you end up with at the end of the day. Most sales persons aren't even employees, they are subcontractors earning huge commissions based on sales. If they don't promise and sell they don't get paid. here are my experiences 1. They become your best friend up until the build starts, then they are MIA when things go wrong 2. Rarely can you sue a salesman, they don't form any part of the contract 3. They don't even require a license, nor can they get professional indemnity insurance 4. When the building market goes into decline they are the first to loose their jobs... the good ones go back to selling cars 5 They are the least Trusted Professions and are being replaced by technology.. Good riddance 6. Caveat Emptor My tip is always deal directly with the licensed principals & get everything in writing, Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Start Date six months, 6 months build time!!! 10Jun 14, 2019 11:12 am We built with Coral and had a great experience. We bought our block in May 2017 but it didn't register until November 2017, so we signed original contracts in June 2017 to lock in prices. We had heaps of time to play with the plan and get it perfect. Once the block was registered and they were allowed to go on the block to do soil tests, the tender was requested in December and received our tender in January 2018 with April 2018 start date. Because we signed a contract in May 2017 and Coral guarantee the price for 7 months to start date, our price was backdated to September prices and promotions, which actually worked out better for us as the September promotions were better than the June ones. Start date was 13 April (with a 200 day build time) and handover was 31 July 2018, and they started a week early. We thought 200 days to build was extreme but it only took about 16 weeks. That allows for lots of rain and delays. Couldn't be happier with our house. You can have a look at my thread if you like. This certainly doesn't look good. I would be engaging with an independent inspector to have a look at this.
