Having constant issue with bricks and manganese stains. When the house was getting built, builder pointed out inconsistency with brick colour, they were not uniform. On discussing with us and brick company, we ended up getting it painted, brick by brick by a company called Nawkaw. Since then we have had this ongoing problem with brown staining. The brick company has organised some sort of a special wash twice in the summer months saying this should fix the staining problem but each time, it takes the stains away and they re-appear after few months. See pictures attached. The brick company now seems to admit that there has been an issue somewhere and working with me on a resolution. The builder is also involved and seems to working in out interest to sort things out. Brick company is toying some options like rendering the whole house! Builder and I were discussing stripping the bricks and re-bricking again, he said this would be his first time on that and unheard of in normal practice. Builder suggested to consider some sort of cash settlement. House size is about 245sqm. We are not keen on render at all and are worried about the re-bricking side of things - we feel it may fix the brick issue but would be a big hassle and perhaps leave many other things windows, doors etc damaged. Just hoping to get some suggestions on what to do. We are thinking of first getting a 3rd treatment done and get it all painted by nawkaw and wait several months to see if it fixed it. If not, we are not keen on render but may look towards a cash settlement. If so any experts out there what range this cash settlement should be in? I feel it should atleast match the cost of re-bricking the house - materials and labour - the bricks are PGH mist brick, would someone be able to estimate what cost this would be? Any suggestions would be appreciated. Please let me know if need more information. IMO, I'd press for re-bricking, the windows and door frames would have been installed prior to the house been bricked so peeling then off shouldn't be a problem. If you do go for render, insist on a proper cement render, not acrylic as the cement is a much more even and cleaner finish. I read cement render can crack more often compare to acrylic. Pulling the bricks off is a near impossible and if you dont like render then brick biscuits are the way to go. We are using them on an apartment project we are doing and sticking them onto the blockwork. We are currently in an identical situation and not sure which way to go. Hi Renfar, still an ongoing issue atm. They are currently exploring further treatments. The last applied is a product called MVR from Guard It via Buildpro. Some sort of sealer was applied before which they reckon should fix the issue. The MVR left a different color stain so now they are repainting each brick by brick to a colour that is acceptable to us. Still in trial and error. If it holds then they will paint up the whole house and I will be asking for a written guarantee of 20 years that if problems presents they will action. If this fails then render is what we will accept. But if the builder or another company, whose to say they will still be operating in 20 years time? No “coating” will stop it properly, can really only clean off and wait, repeat or replace. If its coming through paint/stain then would come through render over time IMO re-bricking is the only solution. It will involve quite a lot of ancillary work like removal of eaves, downpipes, power outlets etc and repainting reassemble. Thnks Hi Mirrmj83, We tend to agree that a re-brick is going to be our only option at this point but we are concerned how doing this job would impact us given we are already living in the house. Could I pick your brain and ask what questions we should be asking the builder re the process and what things you think we should look out for during same. This is not uncommon and will be very prevalent when the flammable cladding projects in Victoria commence. Going to have to catalogue a lot of things. Condition reports, 300+ photos of driveways, landscaping,, windows/doors, internal plaster. One thing to consider would be having the brick ties installed with screws instead of nails as the continue hammering of nails to frame could cause cracking to internal plaster. The builder may have to engage security to patrol/guard house from 5pm - 7am for the period when the bricks have been removed and the relaying begins. Instal CCTV., temporary toilet etc Have to have an agreement on lintels (reuse or new), everything which is removed that can go back on.
