Browse Forums Building A New House 1 Sep 14, 2008 2:35 pm Wow I am sooooo excited I just learnt how to upload photos properly I think All by myself no help from my more technological advanced partner!!! My partner and I are building PH seville 290 with a couple of modifactions - the end result is about 306m2 or 32 squares I think??? We appreciate feedback...although we can't make structrual changes now without costs...I have already had several "I wish we had done that!" moments....we haven't had our colour selection appointment yet, so there will most likely be some changes once we have done that... We need to swing the laundry door the other way amongst other things that still need to change! I love looking at everyone's photos so its only fair I start to post some myself! We welcome your comments! These are our plans - there are a couple of minor changes needed but they are just about to go into council. We love the large summer lounge! We are already thinking of where to put the TV to watch things while cooking on the BBQ. My partner is going to build a BBQ (I will wait patiently!) down the right hand side...our neighbours are quite close to this side due to their convenant for trees, so this will give us more privacy. This is the elevations on our house...our house faces north at the back south at the front. We are having a timber post and timber gables...still slightly undecided on bricks and roof. This is how our house will be situated on our block our driveway will be about 25m! Our block is something like 40m x 100m Plenty of room for a shed at the back...pool etc and our 2 beautiful dogs (and hopefully children a few years later!) I also like your colour choice, the floor tiles in the first photo look a lot like my kitchen/lounge ones. They are all easy on the eye.

I would definitely make it a double vanity in the ensuite... The thing I can't figure out is the family room.. is that going to be just an open area? Because I can't see any way to place furniture in there without creating an obsstacle course... it doesn't look very usable. The study area up near the minor bedrooms is great, can become a play room if kids are in your future plans, if not a retreat area for guests. The main problem I can see, (we had it in our design) is that from outside or from the main living areas people have to go through the whole house to get to the toilet or else use the ensuite.... I love neutrals so I think we will stick to that for colours. We are entertainers so that is why we chose this house - open plan at the back, large alfresco but still a media room for a separate area...the only thing we regret is where the toilet is...our guests will have to schlep through the house as they aren't using our ensuite I made sure all the back and halls etc was tiled at least! plus we would have liked more draws in the kitchen but they were really expensive!!! Oh well, next build I think we will have a kitchen FULL of draws (we are addicted already)! Kylie handover happened 15/6/09...love living on an acre but still so much to do! Yes we thought about the double vanity - we decided we were happy with the 1.2 meters and just one bowl. We didn't want to be too ostentatious (is that how you spell it!!!!) for our first build
We want the back open - PH calling it a family room was a bit of stretch the display doesn't have a tv just a sitting area (TV in the lounge and media) - it works quite well in the display, but we will probably take a while to configure our furniture. We will most likely have it open to capture the views of our backyard and i like less is more with an open feel... yes the study area I really like - its more of a multi purpose room. it wasn't as large originally, but we stretched the laundry for the powder area and to also put a row of cupboards and drop in tub in the laundry (although this is one thing that is wrong at the moment on the plans) so this room became about 1m bigger!!! Thanks for your feedback Jo! I was thinking where will the TV go? When/if you have kids probably a good spot to spread toys out to play.
The only reason I noticed the toilet so quickly is because it was such a problem in our plan. Thanks for the compliment on my block, but I don't know how much we'll be built out... I know what you mean about the toilet. Many plans don't have one out the back of the house. I your views don't get built out!!!!!!!!!! we are bit down in a dip so the views aren't really there its just a nice area. some people have great views, but had challenging blocks to build on... One good thing about only single vanity is that you gain a lot of bench space, I think I'll miss that with our double vanity. Good luck with the journey! Nice floor plan... quite unique. I like the idea of bedrooms to the front, if your backyard is North-facing. It's the same layout as M's Grandview, which I fell in love before! I like the location of your study... are you going to close that off? I hope in the world of the "cookie cutter plan" ours is a bit different to the norm - we chose it because it really suited the way our block faces and our style of living. I will have to check the grandview out again I didn't realise! Our study is a bit different - we weren't sure about it to begin with, but the more we visited the display home, the more we thought that it can be used as more of a multi purpose area, as we have added nearly a metre to it because of changes to our laundry and bathroom. We had a BIG think about closing it off but decided against it - we will live in it and see if it needs closing off due to heating/cooling purposes it will be quite easy to put a door on in the future...apparently so my partner and our builder friend says! Thanks for the comment on the tiles..this is the most thing I have been so unsure of!!! and the man of the house has been of limited help "whatever you think babe" I think were his words! Also, what colours are your bathroom tiles? We are using the same feature tile and it looks like some of your other colours are the same/similar to ours. Good taste. Just a quick question as am running out the door, your main floor tile looks a lot like Calvia Beige 99166 - is it? I'm guessing not as they told as that the company that made them had gone bust and we have to re-select our mainfloor tile when we return for our visit next month. Can you let me know what the name / code is for your main floor tile coz it looks very much like what we had chosen and want

Luckily my partner is pretty easy going...
Brisvegas our floor tile through out is called Luxe Creme 400x400 (47428). This is going through the WHOLE house - we will pay extra for laying as we want the seamless look of the same floor tile throughout. I don't actually know the name of the feature tile for the bathroom as we have a different one chosen (Listello Kalista Beige Tumbled - they had no sample to give us), but I keep going back to this one as I love it - we chose it at our first appt but Im not sure.... So me putting it up was my attempt at getting feedback on it. I think we might go the one pictured in our main bath and the other one that isn't pictured in the ensuite. Decisions, Decisions! FLOORS THROUGHOUT IS LUXE CREAM AS ABOVE Bath -Wall tile bathrooms: sequenza white satin 300x400 -Feature: The brown tile that you see will be cut in half vertically and the feature placed in between - Zone Latte Satin 200x400- -feature in between above tile: the one you see pictured -cupboards: wilsonart 'wallaby' -bench: 'stipple cocoa' laminex Ensuite As above just different feature (Listello Kalista Beige Tumbled) Kitchen -Splashback: Sequenza White Gloss structured 300 x400 -Bench: essa stone 'sable luxe' -cupboards: wilson art 'wallaby -feature cupboard Pantry: formica 'velveteen' Laundary splashbacks -sequenza white satin 300x400 I have to say the tile appt has probably been one of the most challenging things to date...so overwhelming! I am going to use Michelle's recommendations for white wall colours that go with brown colours on one of the sticky's in her forum and see what they look like together...I am hoping this will make the paint choice a bit easier! As for carpets we are going a light chocolate colour called' Elermore Drizzle' Getting carpets with this builder was a no brainer - we will pay $500 extra than quoted for a top carpet rather than their choice of 'school carpets' as we are going with a local dealer. Upstairs bathroom, ensuite and laundry are having the Anthracite floor with Limestone Bone Satin walls. My Mum's ensuite is having all Limestone Bone Satin. I love these colours and tiles together.

Doesn't help us much does it although they probably realise if they picked something we didn't like we'd say no anyway!!!!
Is the Luxe cream the tile pictured at the bottom of the 'pile' in the first pic? If so this looks like a matt finish with a marble effect - can you confirm, it really does look so much like the one we chose that is no longer available and if I can tell beaumont to send me a proper pic it might save us some time - why are you paying extra for the laying - don't understand that? Also re carpets as you know we're sourcing our own too - who are you using - did you go to carpet choice etc as well - let me know! Thanks and am hoping to start another thread myself soon once I can get photos of the slab that was apparently poured on Tuesday - haven't seen it yet, god it's hard being overseas...
