Costs for house plans

Looking at possibly building through a custom builder.

What did you pay to get plans done?
We ended up paying $6000 for a concept sketch and facade (it was $3k for the first sketch but paid for each version), we didn’t go any further but they advised around 15k to get construction plans (another 9k)
For working drawings anywhere from 2500_6000, plus engineering and soil tests, engineering 400_650,soil test 200_400.

Not sure what kind of engineering you can do for 400-650, I would say $1.5K will be a starting mark for a good quality engineering (and can go all way up to $10K and beyond depending on the complexity of the project). For soil tests also the cheapest you can get in NSW are around $500, but generally, $750-1500 is the range.

House Plans 2%
Engineering ( including site report) 1%
Both should include Specis, Notes & Quantity Estimates

Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days? Large storage closet would be more functional.

Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder…
