I know we need to pass a BASIX test, and I know things included in your build contribute to that pass?
I'm guessing that eaves and water tanks are the two biggies but what else and how much weight do they carry.

Downstairs is fine, though. We will do it after handover. If you like I can scan & email our BASIX report to your private email address. If you're interested, just send it to me via PM. If you're not installing ducted AC, then it doesn't matter. It only takes about an hour to do (one you have all your window sizes). It's very educational. I did my own Basix and this is the way it is meant to be. We have huge water tanks, eaves, a couple of whirly birds in the roof, sarking, indoor and outdoor clothesline, dedicated areas that have to have energy efficient globes (bathroom, laundry, study I think), and gas h/w.

Thanks for the info, we will have sarking, eaves, water tank, gas not available in our suburb, and a light colorbond roof (would that count?) I did see the website but didn't have all our details to make it an accurate assessment. Judie Well, it seems as though our builder didn't do a good job compensatin in other ways, otherwise we would have gotten the go-ahead for the AC. No matter, we've been told that we can do it after final council inspection. Don't know what our bricks are classed, but they are a choc brown also & our colourbond roof will be jasper. At this point, it's not an issue for us. We're past that point now. We'll just go ahead & do what we want in the end, regardless of what the Basix report stipulates. That's fine, you can do whatever you want, but if you do something contrary to the BASIX stipulations before the final occupancy cert, they won't give you one until you comply.
So, you have two choices. Do everything exactly as in your current BASIX cert and then make changes after you get th occupancy cert or Do a new BASIX cert and change a couple things if you can get a different result. Greg The 1st option is the way we'll go. We're quite happy to have the AC done after the Occ Cert for obvious reasons. Actually, we've also been advised by the builder to go that way.
