When there is a large storm water enters through my laundry door and floods into my laundry. It has happened approx. 4 times. I have noticed the water has now damaged the outside of my laundry door and the architrave inside. The wood is swollen. I also noticed I have a door seal on my garage door and the internal door into the garage. However I do not have the seal on my laundry door. Just wondering where do I go from here? Can I contact the builder with this issue even after 14 months? Any advise would be appreciated. Don't quote me, but I think it's up to 7 years for some things. So it's definitely worth giving them a call, although I can't say from your description of the problem whether it's something they'd fix under warranty. Just installing a seal is unlikely to make a lot of difference (doesn't for ours), but it can't hurt to ask them. Re: 14 month old home water entering laundry damaging door 3Jan 07, 2019 10:16 pm Sounds like outside your laundry door is graded back towards your door, as water goes to the lowest point, it should be sloping away from your house, laundry door, posting a photo will help heaps with many more qualified guys on this forum able to advice you. Re: 14 month old home water entering laundry damaging door 4Jan 08, 2019 8:07 am Not necessarily Joker, our definitely slopes away from the door, plus a metal divider has been installed under the tiles to separate the tiles on the landing from the tiles inside the laundry (which should theoretically stop water from wicking "uphill" along the grout). But the water falls with enough forward momentum (and the southerlies blow from that direction with enough force) to continually push water under the door. Really the only solutions we would have at out place would be a drain of some sort just inside the door, or a roof over the top of that landing … and I'm thinking of doing a car-port out there eventually so I'm just ignoring it for the moment (water doesn't spread beyond the tiles so it's not hurting anything if it happens maybe a dozen times a year). Re: 14 month old home water entering laundry damaging door 5Jan 08, 2019 10:18 am Sounds like the landscaper (or whoever laid your finished surface outside the house) didn't pay any attention to the level of whatever path is outside your laundry and made it flush or close to flush. Couple that with inadequate drainage on the outside and you have a situation. If you ring your builder and they didn't do the path, they aren't going to save you. You need to chase down whoever built the path outside your laundry and get them to re-do it at a level that makes sense (i.e. 75mm below DPC if it's concrete path) and of course it needs to slope away from the house into a strip drain preferably. If your path don't have adequate clearance to the DPC, you will get mould issues down the track and increases the risk of undetected termite activity. It would bite you in the buttock down the line. Remember, short term, water runs downwards, long term, water runs upwards. Get this one fixed ASAP.
