I thought it was time that I shared some images of our project. We bought land in June 07 in the Watervale estate in Taylors Hill (NW Melbourne). Here is a pic of our block which is at the end of a court (taken in June 07) there is only our block and a couple others which have not yet started to build. The block is a good size at 853 sqm and rectangular with a very slight fall. http://i497.photobucket.com/albums/rr338/ascollins71/Pictures171007005.jpg We had initially gone down the path of getting the house custom designed however this proved to be outside of our budget and we have now settled on the Stanthorpe 33 by Dennis Family Homes. Currently we are working towards getting a quotation for the house as we would like to incorporate a lot of our fitting / finishes selections which we made when designing our custom house. That was the one thing that we liked about the Stanthorpe as it was similar to the original plan we designed we wanted a lot of storage space within the home. We have been through a lot of the display homes and generally storage space is at a minimum. We were working on the basis that you can never have enough storage space hence one of the reasons for settling on this design. In terms of the block we are at the end of a hammer head court so in order to best use the block we were wanting the house to run along the block as opposed to the standard configuration of the house at the front of the block and using the depth of the block. We have redesigned part of the floorplan so that it will comply with the requirements of the developer's setbacks and have also paid an initial deposit. We are about to start our research for colours as we are currently waiting for DFH to conduct a soil test and to prepare the contract. I will keep you posted. I suppose what I would consider.
1. Do you have littlies and will the noise from the alfresco effect the minor rooms and also the entrance into the house from the garage for the same reason? 2. I would also consider your family room doesn't have any walls for a sofa to or Tv to sit against. Or will you be floating the sofa in the middle of the room? I think otherwise a good plan, i look forward to seeing your house come along....good luck. We have one on the way and we are considering putting a door from the entry to close off that part of the house and to reduce noise. 2. Yes I think the sofa and TV will just float in the middle of the family area. We are planning on using the Games room as a dedicated home theatre. We did it in our last house.....like your plan we had a study coming off our master bedroom, we added a door so that we could also enter the study via our bedroom and we also added a robe so that way once bub came along I was able to put him into that room as a nursery. Very handy as we never needed him to stay in our room yet he was close by for feedings and etc in the middle of the night. I can't tell you how good this was as a decision.
This also could make your house classed as a 5 bed fro resale. Then when he was old enough to go into a big room and it would convert back to a study. We also put wood floors in there so in the middle of the night any accidents were an easy wipe up and not down on new carpet. This is also good once its a study for an office chair to roll well. I know its not for everyone but it actually was a good selling point when we sold that house aswell. I think the alfresco is a really unusual shape that would have a lot of wasted space. I'd be more inclined to put a square alfresco extended straight from the meals area. Chris Hi Chris, What type of insulation should be on the outside? The house is going to be built on a slab so there will be a thermal mass. Floor coverings will be either carpet, floorboards or tiles. As far as the windows are concerned they will be good quality (A & L Windows) however I think they are single glazed. We have a site start date of the 3rd March 2009 and are currently about a week away from lock up stage. I have set up a blog which will have pictures of the slab and frame and I need to add more photos now that the bricks are up. Do you have double-glazing, at least on the southern side? I love the plan. You've included an excellent amount of storage. I had a look at your blog, your walk-in linen and walk-in pantry are fantastic. And more storage up the other end too! It's just going to get even more exciting as the details of the interior take shape. of course there are legal avenues. You've already mentioned it. Sue them.
