Browse Forums Building A New House Re: Metricon Sentosa 52 Modified 310Mar 11, 2020 6:09 pm Macher Norfolk @freak_Zombie Your SS’s ‘presentation’ means Metricon consider your house has reached ‘practical completion’ (except for minor cosmetic defects) and they now want their final 10% payment and to close the build stage file, irrespective of the defects that you have identified and shared. Your SS will want to walk around with you putting little bits of blue painters masking tape on minor blemishes and scratches etc. that they can quickly touch up later. He will want you to feel engaged and satisfied that you have found some additional blemishes to fix. It’s a bit of theatre, part of the game to deflect attention from larger issues. If real quality is important to you I suggest you download: https://www.vba.vic.gov.au/__data/asset ... s-2015.pdf , read it, then obtain some inspection tools: 1. Portable floodlight 2. Step ladder 3. 2 metre straight edge spirit level 4. Plastic window packers (2.5mm, 5mm, 10mm etc) 5. Small spirit level 6. Carpenters square 7. Ruler Ideally push back the PCI and arrange a ‘pre PCI walk through’ with the SS. Use these tools to systematically visually observe, check and measure every room’s walls, ceiling, floors, corners, niches and bulkheads, windows, doors and the outside walls etc to ensure they meet the VBA’s standards and tolerances. Ask the SS to help you and note any deviations from standards and tolerances on your own list as well as the SS’s PCI documentation. Take photos of everything. Better to do some work to identify these things now rather than be surprised after you have signed the PCI document, paid up and moved in. If there are significant defects you can formally dispute Metricon's claim that 'practical completion has been achieved. Don't sign anything! You can then decide whether you want to ask Metricon to rectify these or to just accept them. Metricon are legally obliged to build to standards however everyone’s perception of quality and personal circumstances will be different. So we are expected to pay final 10% after PCI walk through? With out handover of keys? No way I'm paying final amount without handover. Final 10% is due on day of handover. You give cheque, you get keys. Re: Metricon Sentosa 52 Modified 311Mar 11, 2020 6:14 pm You pay at handover, which should be about 2 weeks after PCI, then you get the keys. Only minor defects should need to be fixed after PCI. If there are significant defects yet to be fixed you should not agree to conduct the PCI or sign anything until they are fixed. How will you use your kitchen if they remove your bench, for example. Depends on what needs to be fixed, availability of trades etc. it was 8 weeks for me. Another walk around today. Another potential costly mistake? They should not have installed the door handle. I did not pay for it either. I was going to install my smart door. I'm guessing they will remove it and then they'll just cover it up with putty and paint over? Would be so ugly. Paid so much for that door 😭 Also is it normal for the rain pipes to sit away from the house? All of ours are centred. The only reason I can think is that you have a beam running through there and they had to put them to one side. I would be following that one up! It's even there at all the display homes and there was another instagrammer who had the sentosa build who was not happy with it but it had to be there.
