Browse Forums Building A New House 1 Dec 22, 2018 12:55 pm Hi good Perth people, We are in the process of building our first home and have had a good look at many forums and spoken to third party electricians, subdivision experts etc, but we are yet to get a straight answer to our querie. Apologies if this has been answered elsewhere but I simply could not find the info and it has been difficult to get a straight answer. We are building SOR on a strata title, and there has been some confusion with our electrical connection to the block. To save time (hopefully) I have included a diagram that shows roughly how the power was at the beginning. Basically, there was no power run from the existing pillar (bottom left) to the top of our driveway, and so we were invoiced for over 3k to bore under the footpath and get the power to the top of our driveway. There is an easement along the front of the property. Our builder also informed us that the developer had run electricity down the left hand side boundary - but that is another issue I think, as there is no easement there. The confusion for me is around what should or should not have been set up initially in terms of power. The answers that I have gotten are conflicting and vague. Should the developer have run power to the top of our driveway, or is it my responsibility to pay? The WA planning commission would put conditions on the planning approval and if they are not met they wouldn't of released the title for your new Strata. In saying that if there was an electrical easement on the left hand side of the block you could of just run power there, but your saying there is no easement? It's a long power run as well by the look of that so they will have to run bigger cable which will cost you a lot more. I just was struggling to get definitive answers from people in the industry (Western Power, electricians, etc). Our builder was of the view that the developer should have done it, so I really was just after clarification. Our builder said that there was no easement down the left hand side, as running power through backyards raises issues with the owners inadvertently interfering with the power through digging. Apparently these types of setups where the power is run through backyards are illegal for that reason (or so I've been told...). I take it you have a half height pole next to the dome that will have you meter connecting back to a sub board on the house?
