Longreach 33- Our country home

Settled on our acre block in the hunter valley on 31st May 2018.
After looking at many designs we settled on the Longreach 33 with Coral Homes. We made a few changes to the standard plan to take advantage of our beautiful views down the valley.
We signed the final tender on 23rd August 2018. Signed tender sent off to Coral Homes head office for council or private certifier approval. Turned out plans needed to be approved by council. See dates below:-

14/9/18 tile appointment
25/9/18 plans submitted to private certifier
11/10/18 clipspec appointment via skype
12/10/18 plans then sent to Cessnock council for old fashioned approval
25/19/18 colours appointment
29/10/18 plans approved by Cessnock council. Very fast indeed
6/11/18 VAC approved

Start date given to break ground 10th December

Our outside colours

Austral bricks- governors range Wakehurst with RAKED off white mortar
Roof/gutters and fascia- monument
Garage door- knotwood Redgum
Windows- surfmist
Front door and posts - walnut stain
Cement sheeting above back sliders/ tank- parchment



Internal colours

Bathroom /en-suite /laundry tiles- belga ivory(floors) 600x300, United white gloss subway 100x300 (all walls up to 2100)
Total upgrade cost $2597

Kitchen splash back- Devonshire white gloss subways 75x150

Carpet- laguna keys wild rice (bronze range) upgrading to 10mm premium underlay
Total upgrade cost $1550

Timber laminate- oak natural tradition classic 1050 range (standard)

Caesarstone- ice snow (included) waterfall edges $1200 upgrade

Kitchen door handles and bathroom handles- Matane (standard range!!!!)


Electrical appointment- via Skype

Have to admit this process was very confusing and left us baffled. With the colour and tile appointment we were able to prepare and choose our selections before the actual appointment however with the Clipsal appointment this was not available so decisions had to be done on the spot.
We ended up putting in provisions for down lights and other lighting so we could buy our own and the have electrician install for cash. In saying that , with extra power points etc etc etc we ended up spending $2218 extra. And still need to buy our pendants fans and Dow lights etc. Hoping beacon have a sale after Xmas for these items.



10th December 2018- on schedule. Pad is levelled.





End of week one 15th dec 2028, piers poured, plumbing in. Heaps of rain this week so site is a bit of a muddy mess


17th Dec 2018- more rain. đŸ˜©


19th Dec 2018- quarter minus going in for slab foundations. We were a little shocked that we weren’t getting a waffle slab!



21st December 2018- concrete guys have half finished forming up for the slab. They go on 3 weeks break now so won’t have a slab till half way thru January. The site supervisor was hoping to pour today but due to the weather this isn’t happening. All good though.

HI Forever Rosehill, we designed our own facade as we didnt really like any of the coral facades. We have a portico that comes out about 1.8 metres and 2.1 metres wide. We are having 2 x 140mm stained timber posts which will match the front door. Once we have handover ,we are building a deck out to the eaves. Are you building in Rosehill estate too?

Yep Rosehill Estate We are lot 309.

We have changed our facade as well trying to make it a bit different. We went with a Hamptons look portico.

Friday 18th January 2019. Tradies back Christmas leave and finished form work. Slab poured in 44 degree heat. Crazy.




Saturday 19th January 2019

Began erecting steel frame. Most walls completed. Trusses next.
