Can I ask what other people have done and also an idea of cost? - I know there is variation based on the house/builder but a rough idea is always helpful. I’ve also been mulling over what we do during the build vs what we do post handover (obviously if we do evap downstairs then we will have to do it in the build). This is due to initial cost but also wanting to consider what will be cheaper to run long term and more effective. We are building near the sea so will have some sea breezes. We’re about to commence construction on a reverse living design that’s taken a long time to get it to the point where we’re ready to start building. Anyway we’ve had the exact same thoughts on splits/central/evap. etc. you’re having. The evap. cooling decision was taken away from us as we’re having a flat roof, so not practical to get the ducting in. If it were a normal roof we’d have got it along with splits. In a reverse living design you’d only need the outlets upstairs as the colder air should drop down via the stairs to the lower levels, especially if you have some windows downstairs open (have an outlet above the stairs also). We’ve decided on 2 splits upstairs (living and master) and 1 split in downstairs living area. The lower bedrooms will have ceiling fans and are sited to minimise any solar gain.
