Browse Forums Building A New House 1 Dec 03, 2018 7:46 am My house will be built on the boundary line. The neighbour out his fence up already and has exposed aggregate on his side path. I am worried about the garage side when it rains and water going through there. Obviously when they did the path they made it fall away from their house. Usually when I read someone saying they've built something on the boundary, the wall of that something replaces the fence. So is that fence coming down, or is there an annoying unusable space between the fence & your garage? I'm just hoping the answer to that might prompt comments from the more-experienced-than-I-am folk! It looks like you've got a reasonable fall to the road. What are you concerned about, water pooling against the side of the house and soaking through, or water running around the front of the garage and back under the garage door? I'd ask the builder what they reckon, but in my opinion a worst-case scenario if that fence is staying-put would be just to dig a drain alongside the garage & funnel the water towards the street … but I don't 100% get the problem you're worried about, so the builder would be my first port-of-call if it were me. I have been told the neighbor's fence needs to come down, replacing the garage wall as their new boundary wall. How else would the builder lay the external bricks and plaster? Therefore there wouldn't been any worry about water pooling etc alongside the garage wall. Who are you building with if you don't mind me asking? That was my thinking too; built to boundary usually means ON the boundary, so no fence required. Re: Garage on the boundary 6Dec 04, 2018 2:43 pm I'm building with Aston Homes in Victoria. So I was told the fence will be removed. There will be and waterproofing applied on that side of the slab. I think there will be a small gap between the garage wall and the neighbour's side pavement. Builder can't do anything on the neighbour's side. Probably something to do after handover as I am afraid of water pooling or seeping in that gap Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Garage on the boundary 7Dec 09, 2018 10:29 pm Just keep your gap clean of debris and weeds , rocks etc. We got an annoying 200mm gap and the neighbours have a fence, we just asked them to let our builder remove palings as required to build the wall, eaves, render etc Our neighbours won't remove the fence so we just will keep it clean so any water flows out to the street. Don't put rocks in there as they will block the flow and create turbulence, pooling etc I panicked as well, I called a couple of engineers and asked my building inspector, they said it won't be a problem as the fall ultimately is towards the street. Be cool man Re: Garage on the boundary 8Dec 10, 2018 11:14 am Hi Sweetswisssteel, Would you please consider sharing a few pictures of how your block look's around this area from the street. Does it feel driving into the garage or make the house feel odd from the street? Re: Garage on the boundary 9Dec 10, 2018 1:32 pm Our neighbours house is build to boundary and they started building the day we moved in (4 months ago). We left that side of the house where their garage is untouched until they were finished on that side. It is now at the stage where we can finish the side fence to the back of their garage and side path. thanks Chippy, i hope they have applied sealer but i am doubt to be honest, so i am gonna do this job after handover. 8 16791 You should be able to encase the sewer but you will need it designed and approved and access to lot 580 to do the work 2 17539 Hijacking this post as its relevant to my situation (VIC).
