Browse Forums Building A New House Re: What makes for "expensive" engineering for new home? 2Nov 29, 2018 5:48 pm Howser Hi All, Getting a few quotes for structural engineers, and Im wondering what to look out for? Ive heard that some engineering solutions can be much more expensive than others, but not really sure how? Re: What makes for "expensive" engineering for new home? 5Nov 30, 2018 6:15 am A two storey house. South side is offset to allow for north facing neighbour windows. 900mm overhang at the front. I suppose Im asking if the choice of engineer in a relatively 'simple' project makes a huge difference ? Re: What makes for "expensive" engineering for new home? 6Nov 30, 2018 7:15 am Howser I suppose Im asking if the choice of engineer in a relatively 'simple' project makes a huge difference ? I doubt it, but skills and costs vary across all industries anyway. Just ask a few engineers their opinion on the complexity of your plans as you seek quotes. You'll pretty soon get an impression on where they sit. Re: What makes for "expensive" engineering for new home? 7Nov 30, 2018 7:55 am Howser There is no expensive engineering in new project homes, the engineering is optimised for cost, Recently I happened to be on site checking a structural post contract variation (Concrete Stairs) whilst the client and trades were there arguing. The client was complaining about the cost and the quality of work It soon become evident that neither the engineer nor trades both employed on hourly rates, were not ripping the client off they were doing what the builder ordered. At A guess the builders markup was $5000 for a days work? Engineers are the least paid while some builders will towel you up on post contract variations blaming the engineering. Read your contract and know what's involved. Here are some of the industry commissions paid per house Engineer 1% Salesman 3-5% Architects 5-10% Builders +20% OT I can honestly say some "engineers in Perth are also doing it tough, tho not as tough as say out of work architects and builders. Re: What makes for "expensive" engineering for new home? 10Nov 30, 2018 10:12 am How much is he charging for what variation...More info required. Type of construction, ie, Timber or steel beam or concrete slab cantilever Type of Contract? ie Cost plus, lump sum, etc What stage are you at? , ie, pre-contact, post contract before they start on ste, Post contract During Construction.... All these & consequences should have been explained to you Making changes after you've paid a deposit will always cost more than pricing things up beforehand, as there is no incentive for the builder to sharpen his pencil on a competitive quite hth Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: What makes for "expensive" engineering for new home? 11Nov 30, 2018 10:16 am StructuralBIMGuy How much is he charging for what variation...More info required. Fixed cost, plus extra for extra work if variations. SOG downstairs, timber / lightweight upstairs. Question is - will one engineer put in 300mm UB throughout where LVLs would do, etc. All hypothetical at this stage - seems like I need to just speak to the engineer. Re: What makes for "expensive" engineering for new home? 12Nov 30, 2018 10:27 am An LVL won't support cantilever brickwork? Find an designer/engineer and get another opinion. Assuming you've modelled the TB8, TB10, TB12, TB2 & J1 joists/LVLs there, it appears as per drawing to me. There maybe should be an additional J1 between TB10 and T12 if… 3 31845 Thanks for all replies. I just noticed now the pictures I added to post right on top of page were wrong.
