Don't want to elaborate about our experience with M so far.. but it's almost the same as joles'. Re: your $4k deposit, I reckon you won't be able to refund the cost for the soil test. For the rest of the money, you should be able to get them back. They are pretty slow with refunding money, but they surely do. If they wish to walk away from the deal then they have to return everything including the first $1000 deposit. For them to try and walk away and yet keep the money is wrong. We had made some changes to the standard layout including chopping out a wall, expanding outdoor area and altering rumpus room. All these changes were agreed to by them and already drawn up. It was only when we started querying the breakdown of some costings and asking for details on windows that they started getting upset. And this was after we had talked to H3nley so they may well have behaved themselves if we hadn't told them about H3nley. Dale. A company is legally allowed to keep any costs incured up to the date the contract was cancelled. This includes any materials specifically purchased on behalf of the customer. In our case (with AVJ before), we were the ones who backed out.. and it was part of the prelim contract that once we sign it, we could no longer refund any money that we paid. With M though, when we cancelled 2x before, we were told beforehand that the soil test is non-refundable, as they pay a contractor to do it and you get the soil test report afterwards. You wrote in your post that you have already gone with two other master builders for previous homes. We are also going through a custom home builder because of the type of house we wanted to build...there would have been too many changes both structural and design wise that we decided very early on that an architect was needed to design a house that suited our block of land. Volume builders are fantastic for value for money but they are not in the market to compete again the small boutique builders who are much more flexible and hands on with their clients( small builders however have to compete against the volume builders) Quote: I suspect that we as a volume builder will not be able to meet your expectations relating to building your new home and therefore I terminate our relationship and we will not be proceeding with your new home As Joles and others have said...much better to know now than the next 18months filled with diappointment. When we first approached our builder I actually asked him if he wanted to build our house. I think you are so much better going down this road. Much more personalised service but of course it comes at a price Good luck and I definately would not loose any sleep over the letter. If you make a complaint about one of their employees's work/behaviour, they should take it seriously and investigate why there was a breakdown in communication or why there was an issue.
Just for the record - when we were shopping around for a project builder - we loved M homes, but the customer service was absolutely lacking from word go. Just have to say this product review website saved me from possibly getting the worst dishwasher and microwave in the world thanks to whoever it was that suggested we look at it. Also read about the builders on there, mine wasn't listed, they aren't doing too badly in comparison to some of the others mentioned on here. Hope you get your cash back without too much hassle.
