Browse Forums Building A New House 1 Oct 10, 2017 9:59 pm Starting this thread to track the build of our Finlay 36 with Ausbuild at Thornlands. Land is expected to be registered in December and hopefully construction commenced in February 2018.
TIMELINE - 2017 02 Oct: Initial land deposit paid 2018 11 Feb: Build contract signed 16 Feb: Land settled 27 Feb: Colour selection 21 Mar: Building approval 02 Apr: Site excavation 09 Apr: Partial site peg for pool 10 Apr: Pool excavation 13 Apr: Pool concrete poured (no more can be done until after handover) Week1 17 Apr: Official start date for build. Ground work commenced. 19 Apr: Piers Week2 23 Apr: Plumbing and drainage 24 Apr: Waffle pods and steel onsite 26 Apr: Waffle pods and slab boxing installed 27 Apr: Slab poured Week 3 03 May: Frames delivered & slab waterproof membrane installed Week4 08 May: Meet site supervisor - nice chap and switched on 09 May: Ground floor frame installed 10 May: Ground floor completed and upper level flooring installed 11 May: Upper floor and 1/3 roof trusses installed 12 May: Roof trusses finished - frame completed Week 5 18 May: Gutters, fascia and roof battens installed Week 6 21 May: Upper roof installed. Week 7 30 May: Windows installed and timber framing finishing touches. 31 May: Stair case installed - unfortunately wrong one so will be replaced shortly with a fully stained timber stair case. Week 8 04 Jun: New site supervisor - Jason. Excellent guy and so glad we have him on our build. Ausbuild chose well. 7 & 8 Jun: Plumbing rough in. Plaster board and cornice delivered. Week 9 11 Jun: Air-conditioning ducts installed 12 Jun: Electrical rough in commenced. Batts delivered. 14 Jun: Electrical rough in complete. 15 Jun: Bricks delivered. Week 10 19 Jun: Insulation installed 21 Jun: Bricking commenced - fantastic gang and doing a great, neat job. 22 Jun: Bricks continued. Staircase replaced - lovely new fully stained timber one. Yah! Week 11 25 Jun: Bricks continued. Plasterboard installation commenced. 26 Jun: Bricks completed. Great job by the gang. Plasterboard completed. 27 Jun: Scaffold installed ready for upper cladding. First plaster applied to wall joins. 28 Jun: Plasterer applying first coat to internal walls and fixing corners. 30 Jun: Cornice installed upstairs - tradie worked Saturday! Week 12 01 Jul: Cornice installed downstairs - tradie worked Sunday! 04 Jul: Upper level cladding/soffit commenced 05 Jul: Internal doors and architraves installed. 06 Jul: Upper level cladding almost complete - short a little Innowood. Vanity waterproofing applied Week 13 09 Jul: Kitchen, laundry and bathroom cabinets installed. 10 Jul: Cornice and walls prepared for painting, aircon ducts installed. 12 Jul: Skirting installed and exterior cladding finished off - house now at lock up! Week 14 16 Jul: Commenced painting upper level external cladding and soffits. 17 Jul: Finished painting exterior upper level cladding, down pipes and soffits. Bathrooms prepared for tiling. 18 Jul: Bathrooms/powder rooms waterproofed. 20 Jul: Scaffold removed and site cleaned up. Week 15 25 Jul: Fixed laundry cupboard by adding hanging rail above sink. 27 Jul: Benches installed kitchen, laundry and bathrooms. Week 16 1 Aug: Front garage door installed 2 Aug: Air conditioning vents cut out Week 17 6 Aug: Tiling and concrete meeting with site supervisor 6 Aug: Down pipes connected. 9 Aug: Tiling to commence - started main floor first 11 Aug: All bathrooms floor bedding laid ready for tiling. Week 18 13 Aug: Tiling continued. 14 Aug: Stone bench rep met onsite to discuss laundry bench. Admitted the wrong colour was supplied and organised to be replaced. In total three stone benches are being replaced - 2 due to wrong vanities and one due to colour. 16 Aug: Rear garage door concrete recess fixed. Week 19 20 Aug: More tiling... 24 Aug: Laundry and downstairs powder room bench tops replaced with correct colour. 24 Aug: Downstairs skirtings and rear garage door jam installed 25 Aug: Finished tiling main ensuite and one other bathroom Week 20 27 Aug: More tiling. This week should finish all bathrooms (3), laundry, Kitchen and butlers. 30 Aug: Rear garage door installed. 01 Sep: Tiling finished! Downstairs dry area floor grouting done last! Week 21 04 Sep: House being prepared for internal painting. Week 22 10 Sep: House being prepared for painting which hopefully commences this week. 14 Sep: House prepared for painting. 16 Sep: First spray of paint. Week 23 17 Sep: Painting commenced. 20 Sep: Driveway and paths installed. 22 Sep: Painting finished (only a little outside remaining) Week 24 27 Sep: Electrical and plumbing fit out started. 28 Sep: Plumbing fit out completed. Week 25 03 Oct: Electrical fit out continued 04 Oct: Electrical fit out completed. 07 Oct: Balustrade completed. Week 26 09 Oct: Staircase stained. 10 Oct: Floor board joins sanded. 11 Oct: Minor repairs to walls, plaster etc. 11 Oct: Final plumbing and drainage inspection by Council. 12 Oct: SS inspection - blue tape on items requiring fixing. Mainly paint. Week 27 15 Oct: Silicon on floor edges and bathrooms completed. Week 28 25 Oct: PCI - completed. Only a few minor items. Land is expected to be registered in December and hopefully construction commenced in February 2018. Below is an image of the land with the approximate position of our block in yellow. View in the background is North Stradbroke Island. About half of the blocks are visible in this photo. The road on the right of photo is the feeder road for the estate - Highfields Avenue. We believe this parcel of land has been under going earth works since July this year. Not much else to show right now but will keep posting photos as the estate evolves. We are building a modified Finlay36. Initial deposit has been paid and we have signed the preliminary building authority. Now to find out if our plan amendments can be incorporated into the final design. Here is a copy of our plan drawings. Major changes are extending the back of house by 500mm, changing the laundry area, widening the garage by 600mm to enable a back roller door for access to back yard and a re-arrange for main bedroom ensuite to enable direct access to the WIR. Original plans required you to walk out of the ensuite into the bedroom to then enter the WIR. We have also reversed plan to have the garage on left. We hope to know within the next 3 weeks if our changes can be incorporated. Curb and chanelling is due in the estate in next week or two. Rain has delayed this progress. Final plans are below. A number of changes from the stock Finlay 36. Pool shell to go in first so we don't expect build to start for another 5-6 weeks. The pool shell will be installed and completed by 11 April and then the house build will commence. Easter and rain have impacted already on time but just happy to finally get things moving. We have been assigned a site supervisor who called today and seems a practical guy. Here are the build plans which are now locked in. Logan is the owner and the person who manages the quote and build. In our last home he built the pool in 2007 and it is still in great shape in 2018. Funnily enough we visited your Gumdale Ausbuild estate and grabbed a name off a pool under construction. When we rang my wife mentioned the type of pool we had built previously and something clicked with Logan and he joined the dots and said he built it! Easy choice for us to engage him again as we were impressed with the way he managed the previous build. Let's hope the weather holds and we can get the pool done as per schedule so the house can then flow after that. Concrete will be poured on Friday and then finally the house can be scheduled to start. Pool is 3.5 metres wide by 6 metres long. Sewer and storm water gave us little option for placement in the back yard. But it will work and allow us to include a pavilion/Bali hut in the pool area which will be powered with lights and power point plus speakers! Pool Dig10-April-2018 Finally a break in the weather so we were able to get the pool dug. Met the site supervisor on Tuesday. This was also the day the frame was due to start but rain intervened. SS is youngish but knowledgeable and seems a good trades-person. He wants the best build for us and gave some great advice, ideas and direction for the construction phase. First impressions were great. Anyway, frame started on Wednesday and by Friday the upper level was in and about 1/3 roof trusses. Looking great so far!
