It says a fixed site cost of $20,490 on my tender but when I was asked about from my brother who is building with Oracle. There site cost was only $9000 with a $2500 allowance if the hit any rock. Now I’m curious of how can my site cost be $10,000 more when we are sure the soil testing is a H1-H2... I know it varies from location ect.. but an overall average of site cost Its likely that Oracle include more in their standard site costs - eg: some builders include up to 1m of fall while some dont include any fall...There is no "standard" site costs. I’m building in griffin qld We had an M class slab with piering and all up came up to around $10k. All depends on the builder. Coral allow up to an S slab in their house prices where Oracle I'm pretty sure allow up to M. We were offered fixed site costs from coral but said no because we were pretty certain our block would come back as S or at worst M, so we just allowed for M on our tender. Yeah we are just waiting for test to come back it’s been about 3weeks since we paid our $1750 to get it done.. we were told that 2other builders with coral on same street came back at H1 and H2 test.. I just think that 20k is overkill.. 7 12016 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
