Re: Coral Home Newport 19 New Build 2018 6Jan 25, 2018 11:04 pm looks great! How much did allowance did you put in your tender We have ours on Monday and it's the only part of this process i haven't researched 110% before going in haha, so a little nervous Re: Coral Home Newport 19 New Build 2018 7Jan 27, 2018 7:40 pm CC7 looks great! How much did allowance did you put in your tender We have ours on Monday and it's the only part of this process i haven't researched 110% before going in haha, so a little nervous They added around $3600 from memory in our tender and then we went over by $2638. The pricing they give you is exact as well, they do it all on a computer and you can see the price as you go if you add more things, i found that power points there were no where near enough! What are you building? Re: Coral Home Newport 19 New Build 2018 8Jan 28, 2018 10:22 am LovedaPopcorn CC7 looks great! What are you building? Thanks so much for that! so good they give you the pricing then and there We are building an avoca 23. we just have no idea how many down lights to put in say a standard bedroom haha. We were talking about installing fans with the lights built it. I guess we will see when monday comes around ha Re: Coral Home Newport 19 New Build 2018 9Jan 28, 2018 5:19 pm Quote: Thanks so much for that! so good they give you the pricing then and there We are building an avoca 23. we just have no idea how many down lights to put in say a standard bedroom haha. We had fans without lights and downlights in a square shape around the fan. Having the fan with a oyster would save alot of money. Abit of a tip from our lighting plan, stick to a standard oyster in the rooms you wont use much like spare bedrooms, study, bathrooms etc and use downlights in your feature area if you're trying to save some money. Re: Coral Home Newport 19 New Build 2018 10Jan 28, 2018 5:48 pm CC7 i would say 2 lights is more than enough for each bedroom, if they are LED lights downlights.. you will definitely save money by adding lights instead to your fan. Display homes tend to have 3 times more lights than what is required. Because you're building a single level home, you'll have options in the future to add more and potentially save money. It's an easy job for an electrician to add down the track. If i was trying to save money, i would just add them later. Re: Coral Home Newport 19 New Build 2018 11Jan 28, 2018 5:52 pm LovedaPopcorn nice choices We've chosen similar internal colours. Coral tend to build super quick, so no doubt you'll be in your new home in no time Re: Coral Home Newport 19 New Build 2018 12Jan 28, 2018 8:35 pm Skcel Quote: Thanks so much for that! so good they give you the pricing then and there We are building an avoca 23. we just have no idea how many down lights to put in say a standard bedroom haha. I think we are going to stick with the standard for pantry, toilet, laundry. downlights for living spaces and master. For hallway bathroom we may just do exhaust fan with light, office and spare bedroom; fan with light. Start there and see where we sit price wise i suppose and go from there. I swear we had a 10minute discussion on where to put a second double power point in the SPARE bedroom, hahah Re: Coral Home Newport 19 New Build 2018 13Jan 28, 2018 8:41 pm gr8ly @CC7 i would say 2 lights is more than enough for each bedroom, if they are LED lights downlights.. you will definitely save money by adding lights instead to your fan. If i was trying to save money, i would just add them later. the display homes are ridiculously! we love turning living spaces off in those to see how much natural light actually comes in and how much is lights. We went to the avoca display and my partner goes 'there's a light in the shower!?' and i said 'just so its HIGHLIGHTED' so you your eye sees the shower, one over the bathroom too, works in a display as you see the bath with all its highlights (haha) but really, if you have a bath, you turn off all the lights and you have a couple of candles. Over kill with display homes thanks for that, i think we will strip down what we can with basic lighting in areas that aren't main uses to us and see where we are compared to our allowance, we don't mind going over a little if its stuff needed like an outdoor light for a washing line. like you said, downlights can be added in later thanks again for your reply Re: Coral Home Newport 19 New Build 2018 14Jan 28, 2018 8:50 pm We only put 1 light in each bedroom they are normal batten holders and we will just put in LED bulbs to produce more light. as eachbedroom will have side lights Re: Coral Home Newport 19 New Build 2018 15Jan 28, 2018 8:51 pm gr8ly @LovedaPopcorn nice choices We've chosen similar internal colours. We had some errors made on our drawings, and a couple still haven't been fixed up correctly. Everyone we have dealt with have been super lovely though so I think we should be in good hands. I can't wait to see our your build comes along, your choices are beautiful Re: Coral Home Newport 19 New Build 2018 17Jan 28, 2018 9:29 pm CC7 LovedaPopcorn We only put 1 light in each bedroom they are normal batten holders and we will just put in LED bulbs to produce more light. as eachbedroom will have side lights someone told us that today actually, with the side lights. so many different ways to do it all how have you been finding the process with Coral so far? When we got the plans back, even though our tender said the 'space for fridge', they must have thought our fridge was that big so added height and width to the sides to have airflow. so it was massive, and it meant we would loose cupboard space AND bench next to the stove we also removed the standard awning window to the front of the house with a standard sliding window style instead, when we got the plans back the window wasnt even centered. not from inside of the house, or from outside. its like they went 'yep add window here, cut and paste' but didnt move it to suit the wall haha. We wanted to extend our pantry more than what the display was (we have no idea if the display was made smaller now) and we gave them a depth to add to that number, which was a Meter including the framing of the entrance. got it back and its 1m internal haha, i mean i guess i can see if they read it wrong. so we worked out what the actual number would be inside the pantry for them to correct. and its come back as the original those are minor things, and they are fixed free by them. There is another on going issues, that they have partially solved, but in a lazy way and it means something wont line up with the master WIR wall, but i've worked out what they have done, and what they can do different so those things line up again but its just a matter of wording it correctly and clearly so when the message gets passed to the drafters there is no confusion. but i'm so sick of looking at these plans with a ruler ahaha. We had been advised that the approved plans that have come back from council are the ones we need to go over with a fine tooth comb, but i don't think we have those plans in our hands minor issues though. They didnt extend our laundry bench top like requested, and forgot to raise a wardrobe as requested. but it just means anything we have asked for, i have to make sure its been inserted correctly, because the SS will go off those plans, not something stated in a tender again, very minor issues, but i just hope no major issues happen during the build. We dont have a build date yet. when we were signing contracts near the end of Nov, they were suggesting a March start. We should be in there during winter hopefully sorry for novel! YAY Re: Coral Home Newport 19 New Build 2018 20Aug 12, 2018 5:24 pm Update for those following... we are building with Coral Homes the Newport 19 Our neighbour and us both share a build the build to boundary side (unlucky us) Our neighbour is a bit of an arse and thinks he can build right up to and share garages with eachother, which is not possible as our block sits 600mm above his and council wont approve two walls together. We have refused our neighbours build to boundary and he has refused ours Since we both dont agree what happens as we both share our build to boundary, can he still build to boundary? He says he can even though we declined. I thought if both parties decline then in QLD under Brisbane city council both properties have to be 500mm from the boundary. (this wouldnt affect us as we have a bigger block) any help would be appreciated please In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish. So ask… 1 4346 Can anyone recommend a good/affordable retaining wall and fence builder that I can get a quote from located in Sydney? 8 45817 If you are in Victoria you have a statutory right to your own building inspector regardless of builder's consent.
