One thing that they have not been able to explain adequately is the difference between a dropped edge beam and a 'standard' brick rebate. Initially site costs included for dropped edge beams with up to 5 brick courses. When I queried the cost and necessity of this (as my land has a maximum of 500mm fall across the block and about 200-300mm across the building envelope) this was removed from the contract which means I will now get the standard offering of a brick rebate. I have asked for an explanation of what this actually means in lay terms but have not been able to get an answer. They have simply said that I will get a better idea of how this looks once the plans are drawn. I would like to understand this before I sign and commit to a 5% deposit. I was hoping someone here may be able to explain this for me? I have attached the contours and details re site inclusions. There is no Geotech report yet as the land does not register until mid next year. I am building in the Maitland NSW area and have been advised by a variety of sources that this is a salinity affected area and a H1 or H2 class slab will most likely be required. I have found info on dropped edge beams, including the link that alexp79 provided but haven't really found anything on the brick rebate which is now being offered. Not really sure what the brick rebate is or what it will look like, when it can or cannot be used and what the drawbacks may be. Just wanting to learn more about it so I am prepared. If it turns out that a dropped edge beam is the better option I want to make sure I have budgeted for it. If I am honest I am somewhat alarmed that when I queried the builder on site costs they removed all the additional requirements (clause 4-4) and reduced costs but when I said this concerned me as my understanding is that I will need the upgraded slab and salinity affected area requirements they put those back in at no charge. The only thing left off is the dropped edge beam so I am trying to do some due diligence to make sure I understand what I am getting. My contract is a house and land package so any shortfall in site inclusions will be at their cost. However I would assume that brick rebate vs dropped edge beam is a personal preference and will only affect the aesthetic appearance?
