It helps them to know if you're realistic but i wouldn't tell them your maximum budget straight up that's for sure... I had already picked a house design from the builders cheaper range which was a 3 bedroom home. Once I spoke with the sales consultants he actually recommended a different range which was slightly more expensive but was a 4 bedroom house which came with nicer finishes. I questioned him whether the standard inclusions would be enough and he actually took me through the display home and pointed out what was standard and what was an upgrade (some he even knew a rough price). After colour selection, I can say he was pretty correct. The standard inclusions (I did pay for a package that included basic flooring, stone benches, eva cooling, and a few extras for about $5000, well worth it) were actually reasonable and the cost to upgrade most things wasn't too bad. My starting budget was ~$195,000 and I spent ~$205,000. I actually ended up having more wiggle room as my salary increased, hence the over spend on luxuries like double glazed windows, powder room, down lights, upgraded laminate floors, bricks and off white mortar. Bit worried they would take me for a ride if I shared actual figures Thoughts? I wouldn't recommend telling them your entire budget. I usually told them about 50k - 75k off my actual budget. It would depend from builder to builder, the standard inclusions they had to offer, the range and the promotion that was going on during that time. Wow, what year was that? I started the process December last year. I'm at lock up stage at the moment. I was lucky my site fees came in pretty cheap (~$6,000). The base price was also reduced by around $5000 due to a promotion. I spoke with a few other builders before settling on Fairhaven Homes and they were all significantly more expensive. In fairness they don't know if you have $500k or $1.5million so when you are doing a custom build its important to let them know so they don't go overboard with design elements and finishes, other wise you will risk wasting your time and theirs.
