Is the door knob low or is it the picture angle?
Browse Forums Building A New House Re: Madison 35 by Clarendon Homes - Painting/tiling 142Jun 28, 2019 8:09 am Haven't really paid that much attention, but that is the temporary door furniture. Though I do imagine that is the space the deadlock will go, think it is meant to be 900mm from the floor. Re: Madison 35 by Clarendon Homes - Painting/tiling 143Jun 28, 2019 10:11 am Yeah that'll be the same as ours - we have all temporary door furniture up, and pretty sure the deadlock will go where our current temp handle is. Looks low anyway, but I guess that's the effect of 2.75m ceilings and extended door heights? Re: Madison 35 by Clarendon Homes - Painting/tiling 144Jun 28, 2019 1:34 pm KingTaco Yeah that'll be the same as ours - we have all temporary door furniture up, and pretty sure the deadlock will go where our current temp handle is. Looks low anyway, but I guess that's the effect of 2.75m ceilings and extended door heights? Yep guess so, with our high ceilings and the increased door height, I guess the height of the door fixtures will seems lower than normal. Re: Madison 35 by Clarendon Homes - Painting/tiling 145Jun 29, 2019 9:10 pm Went by the house yesterday as the last of the tiles were laid. Today the remaining grout was... applied? Or whatever it's called. Some time over the last week or two the garage door was installed. We've only seen the tiniest bit of it, but so far it looks good. Next up will be the electrical and plumbing fittings. Super happy with how the main floor tiles have turned out. Looking forward to seeing the bathroom tiles once the dust is cleared away and we can see the charcoal tiles with matching grout. Anyway, some pics below I think the bricks got soaked with the rain? A bit weird... But you can see the garage door. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The ensuite vanity. We're not sure what to do with the bulkhead. Fit offs are happening this week and the carpet will be laid next week, with the clean up to follow. Getting super close, so will have an end date soon! Re: Madison 35 by Clarendon Homes - Painting/tiling 148Jul 08, 2019 9:38 pm Thanks vhome! So we went through a broker, but we got the finance approved subject to a valuation being conducted on the contract when that was supplied. We were quite lucky in that we had well over a 20% deposit, so even with the tighter lending conditions our lender wasn't worried about the amount we were seeking to borrow. I can't remember if we supplied a copy of the tender with our application paperwork or just said a rough amount we were hoping to borrow. That "pre-approval" gives you the confidence to carry on though, and pay the money to get to contract stage. Re: Madison 35 by Clarendon Homes - Painting/tiling 149Jul 08, 2019 10:02 pm So we already have taken the pre approval without needing to provide the contract yet. I would assume that they would have asked you for final contracts for both land and build before the final approval / letter? Re: Madison 35 by Clarendon Homes - Painting/tiling 150Jul 08, 2019 10:56 pm Yeah for sure - we were able to provide the land contract straight away. The build contract was obviously a fair bit later. But I don't imagine they'd proceed without the contract/valuation being conducted. From memory we signed the build contract around October/November. We got the approval letter from the lender on I think New Years Eve. Re: Madison 35 by Clarendon Homes - Painting/tiling 151Jul 08, 2019 11:09 pm KingTaco - exciting times for you, you're almost done with your build. We're about to commence tomorrow. Still a long journey for us when you're almost finished. How much did your entire build cost including all upgrades if you don't mind me asking. Re: Madison 35 by Clarendon Homes - Painting/tiling 152Jul 08, 2019 11:29 pm Thanks TimBone, and nice to see your build on its way! It's looking to be about $400k for the house once we've moved in. Not looking at my spreadsheets, but base price was about $289k, contract price went up to about $360k and upgrades added about $12k. We will still have to do driveway, landscaping, screens, window coverings and a bit more - I've made an initial budget of $28k for these things but we'll see. That should get us to where we want to be, then we can do more things as we think of them. Re: Madison 35 by Clarendon Homes - Painting/tiling 153Jul 10, 2019 2:44 pm We have our completion dates! Final inspection is scheduled for 26 July and PCI/Handover is 8 August. Very exciting! So right now the carpets are being laid, which will then be followed by a clean up of the house and site. We have quotes back for WIR installation as well as increasing storage in the laundry. We also have quotes on security screens and have picked out what we think will be our lighting choices. The priority now is to get some quotes on a driveway and paths around the house, since we want that done pretty much straight after handover Re: Madison 35 by Clarendon Homes - Finishing touches 154Jul 10, 2019 2:49 pm KingTaco We have our completion dates! How long did your actual construction take? Please let me know how you go about your driveway and landscaping, we are doing it ourselves as well. Thanks. Re: Madison 35 by Clarendon Homes - Finishing touches 155Jul 10, 2019 3:00 pm 25 January 2019 was our site excavation, so through to 8 August 2019 is what... 28 weeks? We were originally told the average was 27 weeks for a 2 storey house our size, so that's been pretty accurate. We surged ahead at times and then had (sometimes sizable) delays at others, so it has all balanced out I guess. Yep will do - we'll send off for quotes for the driveway over the next couple of days I expect. The landscaping we might end up doing a fair bit of it ourselves - the garden edges and laying any irrigation will be the tricky points, but other than that I'm happy to toil away building the gardens up and laying turf. My driveway guy is awesome. I have used him 3 or 4 times with various renos and new builds I have done. He also did all my earth moving to and all I had to pay was a per m2 laying fee to my landscaper. See if he will come down your way (i'm not super sure he will) but worth a call. I think you're due for an update on your blog Re: Madison 35 by Clarendon Homes - Finishing touches 158Jul 11, 2019 8:31 am We got driveway extension and additional pathway concreting through the contractors Clarendon are using for the driveway: https://www.wilcost.com.au/. Bonus is Clarendon is letting them do the work at the same time as the original driveway was scheduled for. So same pour, which is great. Who did you get quotes from for WIR? Our current home, and for our new home, I am using https://www.justwardrobes.com.au/. I think we'll do most of our landscaping ourselves too. But we'll wait until after the pool install is complete, which will be done after handover.
