What have we missed? How important is the toilet door in the ensuite? This comes down to my own preferences, but I'd go for a bigger shower rather than a separate toilet room in the ensuite. So i'd either 1: delete the toilet room, move it down to the bottom right corner and extend the shower to run from the vanity to the right hand wall - would be a really good size shower, could make it the same size as the bathroom shower, allowing a towel rail between it and the vanity perhaps (remember larger shower likely means more expensive with extra glass and wall tiling) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Or 2: swap the bathroom and ensuite, moving the door to the main bedroom further into the room so you can access the Linen. This means you get a bigger shower in the ensuite, and can move the door to the toilet in the bathroom, so that it opens into the hallway. That way someone can use the toilet even if the bathroom is in use (though they'd have to find somewhere to wash their hands.) I've attached a paint edit i've done, but you can see i also moved the toilet in the ensuite to sit on the wall next to the linen. That would open the ensuite up a bit more i think. Anyway, very exciting, and looks like a good design! You could look at just moving the toilet into the place where the shower is and turn the toilet into the shower. I would also consider excising the toilet from the second bathroom and making it stand alone. If you have visitors over and someone is in the second bathroom having a shower than there is no toilet for people to use upstairs. Good luck with the choice! Understand the window codes. It looks like you've set down all the wet areas, so thats good. Think about additional taps, or moving the gas point. Also think about sound proofing, anticon blanket if applicable. etc Make sure everything in the tender and variations is on the plan, ie: ceiling height, cornice detail, tiling, recessed doors That the setbacks are correct. They will pick a point on the plans and then work around every item, so make sure you know what they mean or ask at the time. Don't assume the plans are the same as the display home, for example windows might be bigger on the display home etc. Take your own notes of changes, its a long meeting and you go over a lot of things so it can be hard to keep up. So it looks like we finally have some movement on site! Definitely later than expected, but I'll take any progress at this point.
