Browse Forums Building A New House 1 Oct 08, 2018 7:11 pm I am in the process of planning to build a single storey house. 2.55 m ceiling height is in the inclusion list, and brick work above windows on 1x main street frontage and FC sheeting above remaining windows, which does not look too good... We would like to upgrade to 2.7 m, which definitely looks much more spacious. However my builder quoted me $12000 for upgrading brick work above all windows and increase ceiling height to 2.7 m from 2.55 m, and $7000 for scaffolding due to 2.7 ceiling height which is states WHS requirement... $19000 for this upgrade sounds rip off, and is it to build a house with 2.55 m ceiling height does not require scaffolding and 2.7 m just 15 cm different require scaffolding? Re: Ceiling height cost 2Oct 08, 2018 7:33 pm Hi jeanlaw, to be honest it is hard to tell the difference between 2.55 metres and 2.7 meters unless you are standing in a room that has both heights so you can compare. For example, my mother is single story and 2.7m. We are double and lower level is 2.59m. Without a tape measure it is difficult to tell the difference as we can't stand in both places at the same time. For my money I would look at 2.55 metre ceiling and square set corners in lieu of cornice. This should cost a lot less and will make a big difference for appearance of space. Having said this our builder was only going to charge another $3,000 for upgrade from 2.59m to 2.7m on the lower floor. Good luck with the decision you make. Re: Ceiling height cost 3Oct 08, 2018 8:17 pm Hi jeanlaw, I would also agree with pbwhi0 there is not much difference between 2.55 and 2.7, we were initially going to go with 2.55 but our builder didn’t want to do 2.55 as an option going forward so upgraded us to 2.7 at no extra cost, the upgrade from 2.4 to 2,55 was only $2k though, our house is a single story 3 bedroom with double garage, our brick infills were also included in our price so I can’t comment how much that would cost as an upgrade. With this price I guess some builders can even offer to upgrade to 3 m. But If I save $19000, I would lose 15 cm ceiling height, and lose brickwork above window as well, and how about FC sheeting above window instead of brick, is that significant? Unless the room is for storage then it's non compliant BCA V2 2019 S3 P3.8 You have 2 options 1.
