we are knocking down our existing house and building a 45 square home. The builder had a soil test done which had underlying S classification but due to existing dwelling which has not been demolished yet it is classified as P. They recommended a retest after demolition. Our builder wants to fix price site costs prior to demolition. The land is flat, drainage good, no large trees etc and soil is S classification. What site costs should I expect to see in the HIA contract if they accept S classification and what if they propose P.
